MASHPEE ZONING BOARD OF APPEALS <br />Meeting Minutes <br />June 10, 2026 <br /> <br /> <br />Mr. Morizio read the Board of Health comments into the record; “House to remain <br />4 bedrooms. If paved driveway is going over leaching field, then field must be <br />vented if it is not already. <br /> <br />Mr. Foley said that the leaching field will be vented. <br /> <br />Mr. Bonvie would like the site plan to be revised to depict adequate parking. The <br />garage will be built underneath the house. <br /> <br />The drywell system is an H20 system and can allow a vehicle to drive on it. <br /> <br />Mr. Furbush asked for an explanation of the retaining walls on the site plan. Mr. <br />Foley said there is a wall between the front lawn and driveway that is a landscape <br />wall. There are currently natural stone pavers along the driveway and will be rebuilt. <br />A new retaining wall will be constructed in the back yard. <br /> <br />Mr. Morris said that a retaining wall should be included in lot coverage. Mr. Foley <br />said that the retaining wall is to help mitigate the back yard that is higher than the <br />driveway. <br /> <br />Mr. Bonvie said that the proposed retaining wall should be included in the lot <br />coverage computation. <br /> <br />Mr. Foley said that there is a minor discrepancy on the site plan that the homeowner <br />requested at the last minute. They are requesting a sliding door on the lower level <br />that has a retaining wall and a set of landscape steps. <br /> <br />Mr. Bonvie noted that there are changes to both the site plan and the building plans <br />which should be discussed or the applicant will be required to return to the Board. <br /> <br />Mr. Morris noted that the dimensions of a retaining wall should be confirmed for the <br />width of the wall times the length. <br /> <br />Mr. Bonvie asked for comments from the audience. <br /> <br />The direct abutters from 19 Holly Road have concerns with the clear cutting of some <br />trees. There is one tree that is located on their property that is a concern. <br /> <br />Mr. Bonvie suggested that the abutters have a conversation with the homeowners, <br />the builder, and discuss the situation. He recommended that the application be <br />extended hoping that everyone agrees with the application, and that the plans need <br />to be revised. <br /> <br />8 <br /> <br /> <br />
