MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 24, 2026 <br /> Conservation Dept. Comments: Resource Areas: Buffer zone to inland bank & <br /> buffer zone to Santuit Pond. Amended Order of Conditions application was <br /> approved with a vote of 4:1 as concerns over footprint increase were offset with <br /> large mitigation package and condition of helical piles installed for foundation. <br /> Board of Health Comments:Houseplan to remain 3 bedrooms. Septic plan must be submitted <br /> to Health Department Perm iteyes for review and approval. <br /> Attorney Wall mentioned that the Board of Health approved the septic plan. <br /> Mr. Borselli mentioned that the Board of Health approved the plan prior to the <br /> application to Conservation. <br /> Mr. Goldstein mentioned that the Board of Health has to approve the project <br /> prior to the issuance of a building permit. <br /> Mr. Morris asked if the building design changed from a modular to a traditional <br /> built home. The new house plans have changed and can be approved during the <br /> permitting process. <br /> There were no comments from the audience. There were no more comments from <br /> the Board or applicant. <br /> Ms. Sangeleer asked for a motion to close the public hearing. Mr. Reidy made a <br /> motion to close. Mr. Furbush second. All were in favor. <br /> Mr. Reidy made a motion that the Board approve 9 Santuit Lane with the <br /> following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Modification under Mass General Law 40A Section 9. <br /> 2. Site Plan - Proposed House for 9 Santuit Lane LLC, Plan Date: Feb. 19, <br /> 2026, Plan Scale: 1" = 10', Revised 3/26/26: Revise Deck, Mitigation <br /> Calcs. & Lot Coverage, Add Landscape Notes. Stamped and signed by: <br /> Gary S. Labrie 3/27/26. <br /> 3. House Plans: Front Elevation, Left Elevation, Rear Elevation, Right <br /> Elevation, Basement Floor Plan, First Floor Plan, Second Floor Plan. House <br /> plans under the original Special Permit (SP-2025-01) were revised and can <br /> be approved during the building permitting process. <br /> 4. Conditioned on all Town Department comments read into the record <br /> including but not limited to the Board of Health and Conservation <br /> Department comments. <br /> 3 <br />
