00
""W"a w,
IMP. IMBO
w Afforda6Ce Housing Committee
16 Great Neck RoadJVorth
Mashyee, M-A 0264.9
Chair agrees that is a large parcel, and if it costs $10,000, we should do it, but if it is not
sewered for 20 years, it may not be worth it. He would like someone to speak with Jared
Meader in wastewater about 108 Commercial St. and Lovell's Lane, and sewer phase.
LeClair Village has 39 units and their own wastewater treatment plant. There was a question
as to how much that would add to costs per unit.
Use of Al in Affordable Housing
We have a lot of prospects right now that may be generating activity. The Chair is unsure
where they would find the funds right now.
Ms. Muller explained some of the tools the consultant Russ Wilcox could provide. He
specializes in Al and has contracts with the government, states, the White House, and the
Town of Chatham on safety parameters.
- Conversion opportunities
- Calculating optimal zoning
- Scanning commercial properties to pinpoint underutilized spaces
- Properties with existing utilities and traffic infrastructure
- Underutilized state or municipal land like JBCC
- Matching housing supply with demand
- Demographics (Older residents/families and the potential of seniors downsizing)
- Smart zoning recommendations like commercial sites into cluster housing
- Maintaining Cape Cod character
- Single floor living
- Streamline implementation and generate compliance reports
- Provide financial models showing developer financial components
- Visualizations that can track progress towards meeting goals
- Compiling months of research
Ms. Muller continued that Al could navigate in a shortened time frame and can look to the
future for compiling sewer data. It can only grab public information. We don't want to wait until
we exhaust these projects in three years, when we have no new projects, we have to keep
pushing forward because this takes time.
8
