MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 8, 2026 <br /> Mr. Reidy read the Board of Health comments into the record; "House to remain 3 <br /> bedrooms, one bedroom on first floor and 2 bedrooms on second floor." And the <br /> Conservation Commission comments into the record; "NOI application was <br /> approved with a unanimous vote from the Commission due to site improvements <br /> that will enhance storm water recharge on property as well reduction in overall <br /> size of dwelling. Condition of a two-year mitigation and monitoring contract with a <br /> qualified landscape professional." <br /> Mr. Bonvie said he has several comments. The first is that the site plan Zoning <br /> Data does not depict any areas that are improving or changing. Also, the <br /> maximum lot coverage should state "structure coverage" because it's completely <br /> in the flood zone. Lot coverage should depict 100% existing and proposed. <br /> Existing structure coverage 23.6% and proposed structure coverage 22.9%. <br /> Mr. Bonvie has concerns with the possibility of water spilling into Lot 63 from <br /> the proposed pervious pavers. He suggested that storm water drywells could be <br /> installed closest to Lot 63. He recommended that the applicant reach out to <br /> Conservation and see if the two basins, that the larger one concrete with stone <br /> around, with a cap on top to capture sheet drainage. If Conservation says no, he <br /> will step aside. <br /> Attorney Wall mentioned that the engineer designed the drainage system for a <br /> 25-year storm. He said that the suggestion would be considered more drainage <br /> capacity, and that he will ask the Conservation Agent if this amendment could <br /> be approved administratively. He doesn't believe this would be an issue. <br /> Mr. Bonvie will accept a revised plan to sign once the Zoning Data Table is <br /> corrected. <br /> Mr. Reidy asked for the specific wording for the specific conditions. <br /> Mr. Bonvie said that the Zoning Data Table to be revised to reflect the statements <br /> by the applicant's Counsel, and the two proposed basins that abut lot 63 at Uncle <br /> Henrys Road which are low level storm water basins to be upgraded to a larger <br /> basin with grates to accept flow from the surface, and if the Conservation Agent <br /> will not allow to administratively approve this request, then the Zoning Board <br /> will leave the basins as they were proposed. <br /> Mr. Reidy asked Attorney Wall to suggest a conditional statement. <br /> 3 <br />
