MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> AUGUST 26, 2026 <br /> Attorney Kirrane will have to review future petitions and discuss with Mr. Morris <br /> whether an application with Zoning is required for Written Finding applications. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Blaisdell, so <br /> moved. Ms. Sangeleer second. All were in favor to close the hearing. <br /> Mr. Reidy made a motion that the Board approve the Written Finding for 63 <br /> Monahansett Road with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Written Finding under Mass General Law 40A Section 6. <br /> 2. Plot Plan - Proposed Addition and Site Modifications. Project: 63 <br /> Monahansett Rd, Prepared by: Merrill Engineers and Land Surveyors, <br /> Date: April 14, 2026, Revisions: Revise patio and addition, update zoning <br /> table, 7/ 15/26, Remove shed, revise patio update mitigation calculations, <br /> update zoning table, drywell detail and retwall section, 6/ 1/26, update <br /> zoning table, add side setbacks (E&,W) and add setback from deck to <br /> wetland, 5/5/26. Stamped and signed by: Deanna Boumitri, PLS. Further <br /> amended plan to depict a revision date and removal of the covered front <br /> entry way as discussed and approved by the Board will be submitted for <br /> final approval and signature by the Zoning Board Chair. <br /> 3. The Board finds under §174-17 and §174-33 that the proposed project as <br /> submitted is not substantially more detrimental to the neighborhood than <br /> the existing conditions, and that the site plan depicts adequate land area <br /> on the subject lot to provide sufficient parking, and there are no new <br /> nonconformities being created. <br /> 3 <br />
