MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> AUGUST 26, 2026 <br /> Route 28 and Jobs Fishing Road: Petitioner, On Commons LLC C/O, Blatman, <br /> Bobrowski, Haverty & Silverstein, LLC is requesting a Comprehensive Permit <br /> under M.G.L. 40B §§20-23 to construct sixty-five (65) rental units, including <br /> seventeen (17) affordable units on a 1.86-acre site located at the corner of Job's <br /> Fishing Road and Falmouth Road (Route 28), on property located in a C-1 Zoning <br /> District, Map 74, Parcel 20A-3, Mashpee, MA. (Continued from March 25, May <br /> 27, June 24, July 8, July 22, Aug. 12, 2026, hearings). <br /> Sitting on this hearing were the four regular Board members and Mr. Reidy. <br /> Vice Chair, Ms. Sangeleer announced there are new building plans available on <br /> the Town web page under Zoning, received new invoices from the peer reviewers, <br /> there's a request for extension from the applicant, and a resident letter. <br /> The applicant will be reviewing the revised architectural plans. Ms. Sangeleer <br /> requested a written description and/or narrative of the changes involved with <br /> the presentation. She also requested a revised site plan, lighting and landscape <br /> plans, and O&M report. <br /> Attorney Paul Haverty represented the applicant and will discuss the <br /> architectural changes. <br /> Mr. Chris Mulhern,Architect, presented his revisions and will provide the Board <br /> a copy of his presentation. Mr. Mulhern stated that Mr. Dan Riggs with Embarc <br /> did a clear and fair peer review of the changes. He raised a number of important <br /> issues and suggestions on how to improve the project and were included in the <br /> presentation to the Board. <br /> The Board noticed that the plans presented at the meeting were not the same as <br /> submitted last week prior to the meeting. The number of units was reduced from <br /> 65 to 61. (reducing 8 bedrooms). The number of parking spaces has been <br /> reduced from 96 to 91. The Board had concerns with the reduced number of <br /> affordable units. <br /> Mr. Goldstein asked if the patio areas of the ground floor units could be changed <br /> to add bedrooms to make them more economically viable. He mentioned that a <br /> children's play area would be important and wants to hear from the fire chief <br /> regarding access from Rte. 28. <br /> Attorney Haverty mentioned that the fire access will be discussed at a future <br /> meeting with their fire expert. <br /> Mr. Mulhern mentioned that the distribution of the units is noted on the first- <br /> floor plan matrix. <br /> 5 <br />
