MASHPEE ZONING BOARD OF APPEALS
MEETING MINUTES
AUGUST 26, 2026
The Board wanted to discuss the 12 items that Embarc submitted.
Ms. Lynne Sweet discussed her concerns for the record. The one elevator is a
safety issue especially for someone who is disabled. The trash location is a
concern and would like to see a designated area for a trash compactor. She also
thought the design of the building had not changed.
The Board suggested that the list of revised items presented should include the
peer reviewer comments written below each revised item.
Mr. Dan Riggs, with Embarc, mentioned he had a half-hour working session with
the Mr. Mulhern to discuss the list of design changes. Mr. Riggs briefly spoke
about the concerns that the Board mentioned during the meeting and offered his
own building design changes of relocating the building and parking area. The
relocation of the building in his opinion would create a larger green space option.
The Board liked the idea of "flipping" the location of the building and parking
area.
There were no comments from the audience.
Attorney Haverty mentioned that the civil engineer is working on the wetlands
problem.
There was a discussion with the Board for the next meeting. Ms. Sweet
mentioned that there would not be enough time to discuss architectural plans
and include the civil and traffic by the next meeting. She would like one Board
member to attend the working session if possible.
Attorney Haverty thought it would be better to discuss the fire at a later date in
case there are architectural designs changes. The Board agreed.
Attorney Kwesell suggested that the meeting be continued until September 23,
2026, meeting since there may be potential architectural changes that may
impact the civil changes.
Mr. Reidy read the applicant's extension letter into the record. He made a motion
that the Board accept the request to extend the meeting until October 22, 2026.
Mr. Furbush second. All were in favor.
Mr. Reidy made a motion to extend the application between the developer and
the Zoning Board until September 23, 2026, to discuss architectural and civil
plans.
6
