Minutes of Combined Meeting of <br /> Mashpee Design Review Committee and <br /> Mashpee Plan Review Committee <br /> Held Thursday,June 28,2007 <br /> Mashpee Town Hall Meeting Room I <br /> Design Review Members Present: Thomas O'Hara, Walter Yarosh,Robert Nelson, Tom <br /> Jalowy, and Richard Stevens. <br /> Plan Review Members Present: <br /> Richard Stevens,Building Inspector(exited before meeting adjourned) <br /> Charlie Maintanis, Local Inspector <br /> Sheldon Hamblin, Deputy Fire Chief <br /> Glen Harrington, Health Agent(arrived 10:10 a.m.) <br /> Ronny Warden, Assistant Health Agent <br /> Drew McManus, Assistant Conservation Agent <br /> Tom Mayo, Assistant Town Planner <br /> Catherine Laurent, Assistant Director DPW <br /> Joel Clifford--Fire Department <br /> Meeting called to order at 9:10 a.m. <br /> PROJECTS FOR REVIEW: <br /> 684 Falmouth Road <br /> Map 81/Parcel 24A <br /> Owner—C. Talanian Realty Co., Inc. <br /> -Applicant-Ernie Virgilio <br /> Ernie Virgilio and Matthew Eddy presented a site plan shown on a portion of the lot parcel. <br /> During the review and discussion of the plan submitted, following comments were made: <br /> • Is this one lot? Mr. Eddy responded, "yes, it is a combined lot." <br /> • Plan submitted shows only portion of lot parcel; entire lot parcel must be shown on site <br /> plan. <br /> • No access from the back of the lot. Rich asked if back access became a requirement <br /> would that impact South Cape Village permit? <br /> • Initially tried to use existing structure but decided to rebuild on same footprint. <br /> • Tom O'Hara asked: Are you looking at taking the foundation out because then you would <br /> lose grand fathering rights. Rich Stevens said that is not so. <br /> • On site plan submitted there are 2 parking spaces at right-hand side that is a danger for <br /> people backing out. All Committee members agreed those 2 spots are too dangerous for <br /> parking spaces. <br /> • What about buffer requirements? <br /> • Committee made suggestions 'for placing parking behind or at side of building. Another <br /> suggestion was to lower front,of building,thus using less space for ramp and stairs to give <br /> more parking spaces in the front. <br /> • Required parking: 14 spaces. Right now, looks as though they will be 7 short of this <br /> number. <br />
