Minutes of Combined Meeting of Masbpee Design Review Committee and c' Masbpee Plan Review Committee Held Thursday,July 24,2008 Masbpee Town Hall Meeting Room 1 Design Review Members Present: Walter Yarosh,Robert Nelson,Tom O'Hara, Tom Jalowy,and Richard Stevens. Plan Review Members Present: Richard Stevens, Building Inspector Sheldon Hamblin, Deputy.Fire Chief Elizabeth Leidhold, Conservation Agent Tom Fudala, Town Planner Joel Clifford,Fire Inspector Glen Harrington, Health Agent Charlie Maintanis, Local Inspector Catherine Laurent,DPW Director Paul Bryant—Police Department Richard Stevens called the meeting to order at 9 a.m. Masbpee 130 Shoppes,Inc. 470 Main Street j Representative--Ann Sobolewski Renovate existing 3 buildings for office use and retail use Ann Sobolewski and Peter Sullivan appeared. Ann Sobolewski gave an overview regarding redeveloping site and redeveloping buildings to be used for different uses---namely office use and retail use. She said the 2 summer cottages are proposed to be office spaces. She said they were inspected and not able to use them so they will demolish those buildings and reconstruct to look as they are now but for a different use. The larger building will be modified in its exterior appearance and will be used for a different use ...it is intended to put small specialty boutique-type shops there. Ann said they will eliminate 2 entrances so only one entrance into the site off Main Street would exist. Ann Sobolewski and Peter Sullivan then showed a site plan to the Committee and the following further points were discussed: • Ann Sobolewski said they hope to find abandoned septic system and remove them and will install one common septic system for the site. They said they received septic permit from the Board of Health. • They said they provided 3 additional spaces that will be above and beyond parking requirement. • Rich Stevens asked: Are you in a historic district. They responded,"yes"and they said they have applied for a special permit to the Planning Board. They will appear at the Planning Board public hearing meeting September P. • Peter said the large building is approximately 6,557 square feet. The use group will be retail. Needs sprinklers,which they said will be done. Sheldon commented that while sprinklers not required in the smaller buildings, Fire Department always recommends it. • Walter Yarosh said the plans submitted individually do not coordinate with other plans submitted. He said someone will have to go through and make consistent sets of plans. Walter identified some of the many discrepancies between the plans submitted for example,they were actually increasing the footprint of the front building on the architectural plans,which does not show on the site plan; doors on architectural plan do not show on the site plan and roof line not correct.
