Minutes of Combined Meeting of <br /> Masbpee Design Review Committee and c' <br /> Masbpee Plan Review Committee <br /> Held Thursday,July 24,2008 <br /> Masbpee Town Hall Meeting Room 1 <br /> Design Review Members Present: Walter Yarosh,Robert Nelson,Tom O'Hara, Tom Jalowy,and Richard <br /> Stevens. <br /> Plan Review Members Present: <br /> Richard Stevens, Building Inspector <br /> Sheldon Hamblin, Deputy.Fire Chief <br /> Elizabeth Leidhold, Conservation Agent <br /> Tom Fudala, Town Planner <br /> Joel Clifford,Fire Inspector <br /> Glen Harrington, Health Agent <br /> Charlie Maintanis, Local Inspector <br /> Catherine Laurent,DPW Director <br /> Paul Bryant—Police Department <br /> Richard Stevens called the meeting to order at 9 a.m. <br /> Masbpee 130 Shoppes,Inc. <br /> 470 Main Street <br /> j Representative--Ann Sobolewski <br /> Renovate existing 3 buildings for office use and retail use <br /> Ann Sobolewski and Peter Sullivan appeared. Ann Sobolewski gave an overview regarding redeveloping site <br /> and redeveloping buildings to be used for different uses---namely office use and retail use. She said the 2 <br /> summer cottages are proposed to be office spaces. She said they were inspected and not able to use them so <br /> they will demolish those buildings and reconstruct to look as they are now but for a different use. The larger <br /> building will be modified in its exterior appearance and will be used for a different use ...it is intended to put <br /> small specialty boutique-type shops there. Ann said they will eliminate 2 entrances so only one entrance into <br /> the site off Main Street would exist. Ann Sobolewski and Peter Sullivan then showed a site plan to the <br /> Committee and the following further points were discussed: <br /> • Ann Sobolewski said they hope to find abandoned septic system and remove them and will install one <br /> common septic system for the site. They said they received septic permit from the Board of Health. <br /> • They said they provided 3 additional spaces that will be above and beyond parking requirement. <br /> • Rich Stevens asked: Are you in a historic district. They responded,"yes"and they said they have <br /> applied for a special permit to the Planning Board. They will appear at the Planning Board public <br /> hearing meeting September P. <br /> • Peter said the large building is approximately 6,557 square feet. The use group will be retail. Needs <br /> sprinklers,which they said will be done. Sheldon commented that while sprinklers not required in the <br /> smaller buildings, Fire Department always recommends it. <br /> • Walter Yarosh said the plans submitted individually do not coordinate with other plans submitted. He <br /> said someone will have to go through and make consistent sets of plans. Walter identified some of the <br /> many discrepancies between the plans submitted for example,they were actually increasing the <br /> footprint of the front building on the architectural plans,which does not show on the site plan; doors on <br /> architectural plan do not show on the site plan and roof line not correct.
