-2- <br /> Grading of the slope between the lots would impact the front buffer, most likely leaving <br /> an island in front. Lowering the slope would also alter the line of site and would allow <br /> for less of a noise barrier for the residential site. If an island were left in front a portion <br /> of the building would be hidden. <br /> Moving the building one parking space was discussed also. The building is 39.5 feet <br /> away from the street, which is allowed in the Village District. Water runoff was <br /> mentioned and raising the foundation walls. <br /> Mary suggested that they meet on site and have the engineer stake out the site. Walter <br /> was not in favor of lowering the side grade but felt the front buffer could be eliminated. <br /> There was also some discussion to building a 16-foot wall or walls to hold a 10-foot wide <br /> fill. Designing the back of the building with a foundation wall might eliminate this. <br /> Conclusion: Grading/landscaping the buffer between the two properties and <br /> concern what the front buffer would look like was still an issue. The committee will <br /> have a site visit on June 15th at 8:30 a.m. the lot staked buy the engineer. The Board <br /> will meet again July 13th. <br /> Duck Pond Limited Partnership <br /> 106 Falmouth Road <br /> Self-Storage Building, contractor, storage and <br /> Business incubator/limht industrial/office/lab or research space <br /> Stuart Bornstein appeared. He explained that all of the committee's recommendations <br /> were incorporated into the plans, he also mentioned he would like a 4' x 4' sign for the <br /> project(the plans submitted show an 80 square for sign). Signage not approved. <br /> Mary suggested that they designate the buffers with snow fencing prior to construction to <br /> prevent the natural buffer from being disturbed. Sites are often cleared because the <br /> buffers are not delineated. <br /> Mary felt there were too many Leyland cypress and suggested mixing other evergreens. <br /> Mary made revisions to building 1 and 2 north elevations; plans were marked with <br /> suggestions and distributed to the applicant. <br /> There will be no roof top equipment on the building. Stuart asked if satellite would be <br /> ok, the committee agreed that would be fine. <br /> There was discussion how trucks will unload and if they would be able to with the space <br /> provided. Walter asked that they provide a letter from the engineer explaining how a <br /> truck will unload onto the loading dock for the next meeting. <br />
