Architectural Character <br /> The exterior facades are very similar in both materials and colors as exists in buildings A <br /> thru D. The combination of clapboards and brick facades are used to continue the "village <br /> scale." Roofing will be asphalt shingles. Some roofs will have dormers. There are a <br /> variety of heights and profiles. The gabled forms will reach 35 feet in height, while the <br /> flat roof retail blocks will be about 18 feet high. Canopies and awnings will enhance the <br /> village character by introducing a variety of materials and color to the pedestrian scale. <br /> The colors used are similar to the color palette used in buildings A-D except for the bue <br /> gray, which is new. <br /> Si =na e <br /> It is anticipated that all tenant signage will meet the requirements of the DRB. If any sign <br /> exceeds the requirements of the DRB, each tenant will need to request a variance from <br /> the ZBA. Wood panels for signing are identified on the elevations and include signs <br /> under 20 sq. ft., as required by the DRB. Individual signs, including Olympia Sports, will <br /> be submitted separately to the DRB. <br /> Parking <br /> Parking will be provided for 48 cars for F-2, as shown on the enclosed plans. Parking <br /> stalls are 9x20, as required by the zoning ordinance. Similar to Marshalls, vertical <br /> concrete curb will be provided in the parking area. Additional on-street parking is <br /> provided along the east side of South Street. South Street is two way with the recent <br /> intersection improvements at Donna's Lane and South Street. Loading is provided at the <br /> southwest corner of building F-2. <br /> Li =h�tina <br /> The site lighting has not changed from earlier approvals, and includes two types of <br /> fixtures. The streets and sidewalks use a 12 foot pedestrian pole fixture. There are 6 poles <br /> along South Street, four poles along the pedestrian plaza, and 6 poles along the sidewalk <br /> that is parallel to Route 28. In the parking lot, there are six 20 foot light poles that are <br /> fully shielded fixtures. All the poles meet the lighting levels required by the CCC <br /> Technical Bulletin 95-001, and will be reviewed by the CCC. <br /> Sidewalks <br /> Sidewalks of varying widths are provided on all four sides of building F-2; South Street, <br /> parking lot, pedestrian plaza, and sidewalks westerly of building F-2. The minimum <br /> width of sidewalk is on South Street, which is 8.5 feet. This is consistent with other <br /> sidewalk widths at SCV. <br /> Pedestrian Plaza <br /> The pedestrian plaza will be a continuation of the plaza east of South Street, and is almost <br /> identical to the plan submitted in December, 2002. It varies in width from 32 feet to 48 <br /> feet. There are 4 pedestrian light poles. 3 trees, six benches and provision for electric <br /> 2 <br />
