Site Plan and Landscape Review <br /> Ayoub Engineering <br /> Mobil Oil Corporation <br /> 548 Falmouth Road <br /> Alan Micale, Ayoub Engineering, appeared and explained that the Plans are for the Mobil site at the Mashpee <br /> Rotary. They are dong some reconfiguring of equipment inside the building to upgrade and the remodeling <br /> plans were sent to Fire Department and to the Health Department. Mr. Micale said they plan to paint the brick <br /> on the outside of the building and put fascia on the building. They are looking to add non-illuminating spanner <br /> to the exterior of the building. They also plan to change existing sign with new sign and Mr. Micale showed <br /> signage proposed. Design Review explained that if they change the sign then they have to meet the by-law 15' <br /> height maximum requirement. Design Review suggested they take photograph of buildings that are up and <br /> superimpose on site plan to see what it looks like. Lighting: back lit or gooseneck are okay; can't be internally <br /> lit. <br /> Conclusion: Will return to Design Review with modified Site Plans,including photographs to show what <br /> Site and signage will look like. <br /> Maffei Landscape <br /> 28 Nicoletta's Way <br /> John Slavinsky, Cape &Islands Engineering, and Mr. Maffei appeared. Mr. Slavinsky presented the landscape <br /> plan and explained the regrading of the front. <br /> Conclusion: —Plan showing regrading of front stamped approved. <br /> Duck Pond Limited Partnership <br /> 106 Falmouth Road <br /> Self-Storage Building, contractor, storage and <br /> business incubator/light industrial/office/lab or research space <br /> Edwin Taipale,Daniel Ojala(project engineer), and Stuart Bornstein appeared. Daniel Ojala explained the Site <br /> Plan they prepared. Design Review explained that 3 sets of Plans should be submitted prior to meeting to give <br /> Design Review Committee opportunity to review prior to meeting. Following issues were discussed: <br /> • Applicant stated whole thing will be on one parcel,but Plan is drawn as though it is 2 lots. Drawing <br /> should be made to show it as one lot. <br /> • Big issue is buffer. At one area abutting land is residential. Design Review is requiring 50-foot buffer <br /> needed there. At backside a 10 foot undisturbed buffer would be required. <br /> • Pipe storage...applicant indicated they'd move to be closer to tenant. <br /> • Applicant stated parking lot is going to be refurbished and re-striped. <br /> • Parking area...Daniel did not do final count; he'll come back with the count. <br /> • Tom O'Hara stated he'd like to walk the site. Mr. Bornstein said they'd schedule a time for Committee <br /> to meet them and walk the site. <br /> • Walter noted that on the Plan shown today the buildings are 34.6 feet high to the ridge. Prior Plan did <br /> not show the building this high. <br /> • Applicant to bring plans that were shown to Cape Cod Commission to next meeting with Design <br /> Review. <br /> • Design Review will talk to Health Department regarding their requirements about putting in toilets. <br /> • Mr. Bornstein said use of the buildings will be flex storage; self-storage; incubator space. He said they <br /> are not looking to make condos out of this project. <br />
