759 Falmouth Road <br /> Directory Sign, Clover Courtyard <br /> Locust Street Signs <br /> Michael McGowan of Locust Street Sign Co. showed photo of site and proposed sign. Design Review advised <br /> that he needs to show a site plan showing where the directory sign is going and it has to be 5 feet inside the <br /> property line. The proposed sign was 50 square feet, but only allowed 20 square feet. <br /> Conclusion: Not approved. Needs site plan showing where directory sign being placed, including <br /> landscape plan and proposed lighting, if any, and must conform to each law. <br /> Site Plan and Landscape Review <br /> Stephen Giatrelis <br /> 70 Nicoletta's Way <br /> Contractor Space—Storage/Warehouse/Industrial Space <br /> John Slavinsky, Cape &Islands Engineering, showed site plan and said they went to Tech Review. Design <br /> Review Committee reviewed the site plan and said it looks great the way the two buildings were broken up. <br /> John explained that 10 additional spruce will be on left side of the property at the entrance and existing spruce <br /> will remain on the right side of the entranceway: Site plan was reviewed and discussed: <br /> • No sidewalks; lot paved. <br /> • Trees are in buffers and will stay. <br /> • Handicap parking is okay. <br /> • Issue: Design Review recommended increasing buffer on south side at ballpark by 20 feet to increase <br /> buffer at that side to 30 feet. John indicated no problem; will move buildings closer together which will <br /> workout better. <br /> • Mary suggested to plant native-type plantings since no irrigation. <br /> Conclusion: Not approved. Needs to submit revised Plan and also Building Plan. May want to show <br /> signage location and site lighting on submitted plan. <br /> Duck Pond Limited Partnership <br /> 106 Falmouth Road <br /> Self-Storage Building, contractor, storage and <br /> business incubator/light industrial/office/lab or research space <br /> Edwin Taipale,Daniel Ojala(project engineer), and Stuart Bornstein appeared. Design Review Committee <br /> reminded the applicant that plans should be submitted at least 7 days prior to review meeting and that Mary did <br /> not get the Landscape PIan until yesterday afternoon. Daniel Ojala explained changes that were made to the site <br /> plans and that they picked up some ideas from the Planning Board meeting. Following are issues/comments <br /> from review discussion: <br /> • Mr. Bornstein said they want to do what's right and they have 2 governing bodies telling them what to <br /> do. He said$7 Million being put into the project and they want to be right. <br /> • Design Review pointed out that applicant commented that what they're proposing is what Cape Cod <br /> Commission approved,but on further review it is not what Cape Cod Commission approved. <br /> • On Plan Commission approved height of buildings was 21 feet; proposed buildings here are 35 feet. <br /> • Walter stressed that they cannot come and.say Commission approved plans, when it is not the plan <br /> approved by the Commission. <br /> • Three times they've appeared for review; 3 new plans submitted. <br /> • Daniel said height is only change,but admitted that is a big change. <br />
