BOARD OF APPEALS <br />• Minutes - November 9, 1988 <br />Lizak (Cont.) <br />Members sitting: W. Hanrahan, M. Makunas, E. Govoni <br />Page 3. <br />George Benway represented this petition. He reviewed the plans and reported <br />that he had received the approval of the Design Review Committee for the <br />building and the landscape plans. The building is located on Route 130 <br />and is designed primarily for office space but the petition is presented <br />to include retail sales, possibly an antique shop. <br />Mr. Makunas moved to grant the Special Permit pending proper documentation <br />from the Design Review committee. He also requested that Mr. Benway send <br />the Board an itemized landscape cost estimate for the Board to establish <br />the amount of a landscape bond. Mr. Govoni seconded. All agreed. <br />Rose Yaylaian - Requests a Special Permit under Section 5.1 of the <br />Zoning By -Law for permission to add a garage in an R-3 zoning district on <br />property located at 21 Bright Coves Way (Map 111, Lot 105) Mashpee, MA. <br />Members sitting: W. Hanrahan, M. Makunas, R. Halpern <br />George Thorng of Arrow Engineering represented this petition. He presented <br />plans showing the proposed addition of a garage 16' off the sideline boundary <br />and 11' from the 'rear boundary of the lot. Mr. Hanrahan read a letter from <br />• <br />an abutter, Joseph Farley, opposing the petition since it would block some <br />of his water view. <br />Mr. Halpern reviewed the zoning in the area and explained that of the <br />21 houses in the area, 17 were in the zero lot line zoning of the New Seabury <br />Special Permit. It had been assumed that the Yaylalan lot was also in this <br />zoning but it had been learned in the past six months that this lot was <br />excluded. <br />Mr. Halpern moved to take the petition under advisement. Mr. Makunas <br />seconded. All agreed. <br />Mr. Makunas advised Mr. Thorng that it would help the Board in making <br />the decision if he would review the plans with the abutter. <br />Bennett E. Gordon, Jr. (Owner of record: South Cape Industrial Park) <br />Requests a Special Permit under Section 6.3.G.5 of the Land Use requirements <br />for permission to build light manufacturing and office space in an I-1 zoning <br />district on property located at Industrial Drive (Map 88, Lot 25) Mashpee,MA. <br />Members sitting: W. Hanrahan, M. Makunas, C. Hawver <br />Bennett E. Gordon presented the petition. He explained that the Design <br />Review Board had approved the plans and a revised landscape plan. He explained <br />that his firm, Trans Flow Energy, had outgrown space at Madaket Place and <br />• required the move to South Cape Industrial Park. He stated number of employees <br />planned is well under maximum allowed. <br />Mr. Makunas moved to grant the request subject to a $4,000 landscaping <br />bond. Mrs. Hawver seconded.
