I don't know whether you could put that in; but it is hard to police. <br /> Bill McKayt Concerned about cluster zoning along the river. <br /> Mr. Marsters: There is no reason why you could not cluster zone in R-3. <br /> Bill McKay: Could you consider putting that type of restriction along the river in order <br /> to keep acre zoning along side of the river rather than cluster houses 100 feet from the <br /> river lined up 20 feet from each other. <br /> Mr. Marsters: No, you can't. The smallest lot would be 75 feet in width. Seventy-five <br /> feet in width is going to be awfully long. <br /> Bill McKay: I am a little confused. It still seems to me that 75 foot lots along the <br /> river are not in keeping in what we are trying to do. Why push people away 100 feet from <br /> the river if we are going to allow 75 foot wide lots? <br /> Mr. Marsters: Cluster zoning we have complete control of. On cluster zoning it says we <br /> may approve it. Now if it were other zoning, we may Yeveto approve it. <br /> Bill McKay: I appreciate that the board is for conservation; but if the board changed a <br /> year from now and we don't have a tighter zoning law in there, perhaps the same wouldn't <br /> be true. You might not be sitting there, Mr. Marsters. <br /> Mr. Marsters: Even if I am not -- the whole purpose of cluster zoning is conservation to <br /> keep intact open areas. I think anyone on the board would be aware of that. <br /> Mr. Marsters: Anyone in favor of this proposal? <br />
