- 2 - <br /> A public hearing was held for the subdivision of William J. Marsters <br /> for land located off Simon's Narrow Road. No opposition was shown. <br /> Mr. Marsters paid $48.00 as for the subdivision fee and .was given the <br /> Standard Times bill for advertising. He was told that a convenant will <br /> be required prior to picking up the plan. <br /> Mrs. Amanda S. Hicks submitted a preliminary plan for 9 lots west <br /> of Great Neck Road. The plan was approved without any conditions. <br /> Mr. Louis Lapio of L.O. Associates submitted a preliminary plan <br /> for a subdivision called Sherwood forest II that is situated between <br /> Cotuit Road and South Sandwich Road and consists of 129 lots in Mashpee. <br /> The following conditions were stipulated by the board: <br /> 1. He is to provide a park and recreation area <br /> approximately equaling 5% of the total area in a <br /> central and level location. <br /> *2. Deeper setbacks will be established on South Sandwich <br /> Road to allow for future road straightening. <br /> 3. Road bounds are to be shown on the definitive plan. <br /> 4. Catch basins will be connected with 10 inch pipe. <br /> 5. Three sets of profiles will be submitted. <br /> *6. Provide underground utilities. <br /> *Not, mentioned. to Mr. Lapio at meeting. <br /> � r , <br /> Mr. Lapio then submitted'"an: approval nat required for all lots <br /> with frontage on Cotuit and South Sandwich Road. However, roads4cf`•s <br /> 2, 12, 23,24, 25, 26, 28, 38, and 39 did not have adequate frontage <br /> and a note was placed on the plan that these lots are not to be used as <br /> building lots until adequate frontage is provided on an approved road. <br /> Mr David Niven submitted a bond to cover the cost of construction <br /> of the roads in the subdivision off Great Neck Road and boarding the <br /> Mashpee River. The bond amounted to $11,000 which equates to <br /> approximately $5.50 per foot for the 2000 feet of road construction. <br /> Everything is done on the road except for the actual paving. <br /> Because legal advise was required on the bond and because the <br /> Town Counsel was not available, we asked Mr. Niven to take all of the <br /> papers to Mr. Staff (the. Town Counsel) to have him prepare the necessary <br /> forms. The board signed a convenant release and Mr. Jonas will leave <br /> it with Mr. Staff to be delivered to Mr. Niven as soon as Mr. Niven <br /> is satisfied with the bond. <br />
