MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> SEPTEMBER 27,2017 <br /> Mr. Pittsley seconded, yes, Mr. Blaisdell, yes, Mr. Furbush, yes and Mr. DeBarros, yes. <br /> All were in favor of the Written Finding for the proposed house project. <br /> 66 Massasoit Avenue: Owners, Patrick M. and Sharon M. O'Connor request a Variance <br /> of the rear property line under §174-31 of the Zoning Bylaws to allow for construction of <br /> a deck on property located in an R-3 Zoning District, Map 72 Parcel 30, Mashpee, MA. <br /> Sitting in on this hearing is the four regular Board members and Associate Member Sharon <br /> Sangeleer. <br /> The homeowners, Sharon and Patrick O'Connor represented themselves for the deck <br /> project. They said their home is a non-conforming lot that was built in 1926, and they are <br /> short on the setbacks. They would like to extend their deck off the enclosed porch located <br /> in the front of the house. They provided a plot plan that shows the proposed project being <br /> 9.2 ft. from the front property line. <br /> The Board had questioned the 25 ft. distance from the house to the street depicted on the <br /> plan. They told the applicants to find the distance from the front on the two abutting <br /> properties on either side of their property, find the average of those two properties, and <br /> have an engineer stamp and sign a revised plot plan. The Board also needs the distance <br /> from the existing patio to the street. <br /> Mr. Mendoza suggested the applicants request site plans with the Building Department or <br /> Board of Health of the two abutting properties, provide letters of support from abutters, <br /> and present the reason for the variance request with more detail. He pointed out to the <br /> homeowners that the specific measurements showing the distance from the proposed deck <br /> of 9.2 ft. does not look accurate, and the 13 ft. measurement on the other side of the house <br /> from the stairs to the property line might be incorrect. The Board does not count stairs on <br /> the setback. <br /> Mr. Furbush said that the plot plan should show any structure that's closest to the street <br /> and should have the distance figures on the plan. <br /> Mr. Goldstein made a motion to accept the continuance of 66 Massasoit Avenue until <br /> October 25, 2017. Sharon seconded, yes, Mr. Furbush, yes, Mr. Blaisdell, yes, and Mr. <br /> DeBarros,yes. All were in favor of continuing the deck application until October 25,2017. <br /> 185 Wadine Place Road: Steve Cook, Cotuit Bay Design, Applicant requests to relocate <br /> egress platform and steps. The Board to determine if a formal modification application is <br /> required to an existing Written Finding-2012-32. <br /> 6 <br />
