SECRETARY'S REPORT: Minutes for the regular meeting held on September 14, 2017 were <br /> mailed to members before the meeting. A motion was made by Jill Allen and seconded by <br /> Kevin Shackett to accept the minutes as presented. The motion was adopted. <br /> TREASURER'S REPORT & BUDGET UPDATE: Mrs. Botsford stated that the accountant <br /> had prepared the Budget to Actual report based on the Fiscal Year 2017 figures again, since <br /> budget guidelines have not been issued. Mrs. Botsford reviewed the report and explained any <br /> variances. Mrs. Botsford presented the warrants for review and signature. The warrants for <br /> signature tonight are for the month of September 2017 and total as follows: $ 33,132.47 for 4001, <br /> $46,371.00 for MRVP, $38,577.07 for Asher's Path Apartments, $6,487.02 for HAP, and <br /> $9,642.75 for Great Cove Community. <br /> We have all residents paid in full at all developments with the exception of one Homeyer Village <br /> resident who will have it in by Monday. We are 100% occupied at all developments. We have <br /> one couple moving out of Asher's Path at the end of the month. <br /> A motion was made by Richard Halpern and seconded by Lisa Pena to accept the <br /> Treasurer's Report as presented. The motion was adopted. <br /> EXECUTIVE DIRECTOR'S REPORT & UPDATES: <br /> Mrs. Botsford stated that she had mailed her reports for September and had a few items to add: <br /> • DHCD was here last Friday for the first Property Management Review (PMR). They had <br /> a couple of recommendations for the work order system, which have already been <br /> implemented. They did three inspections —2 at Homeyer Village and one at Breezy <br /> Acres. One at Homeyer Village failed as an emergency due to tenant's furniture blocking <br /> 2nd means of egress (chairs in front of windows). This was rectified by the tenant right <br /> away and DHCD was informed. One other unit (Breezy Acres) had some minor work <br /> orders that were recommended, but nothing with regards to health or safety. Work orders <br /> have already been generated (reports provided to board). Mrs. Botsford reported that the <br /> tree that was close to the building should be removed by a professional as the gas meter is <br /> in very close proximity. Ms. Pena agreed and asked if the remnants of the tree could be <br /> left for her. Mrs. Botsford stated she didn't see any reason why not. <br /> • Carol has accepted the promotion to Assistant Executive Director. A new Job <br /> Description has been generated and pay increase $10,000.00 will go into effect once <br /> Carver has agreed to continue with the management agreement (should be at meeting next <br /> Wednesday). <br /> • On behalf of the board, Mrs. Botsford requested a 5% increase in management fee from <br /> Brewster Housing Authority and it was granted effective October 1. <br /> • Mrs. Botsford provided the board with the quarterly Housing Assistance Program (HAP) <br /> report that was submitted to the Town Manager and CPC. <br /> • Mrs. Botsford provided the board with a notice recently forwarded to her by Attorney Pat <br /> Grace. The notice contained the new Open Meeting Law Regulations and an explanation <br /> for the Attorney General's revisions. <br /> Page 2 of 3 <br />
