MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> NOVEMBER 8, 2017 <br /> Mr. Bill Peros represented himself for the two applications. He has-two small additions, <br /> the first.consists of a small 12 x 8 addition in the back of the house off the current back <br /> bathroom and that will house a laundry, and access to the basement. The only access to the <br /> basement is through the bulk head. The other addition is 6' x 13' which is a second <br /> bathroom with a handicapped shower. He is short 14 inches on the back corner because the <br /> lot line is not parallel with the typography of the land. He provided photos of the area and <br /> a rendering of what the new additions will look like. He believes this project will keep the <br /> esthetics of the house as it currently stands today. <br /> The Board reviewed the plans and wanted to know if the platform deck in the rear had a <br /> foundation. There was also a discussion regarding the revised percentage for lot coverage <br /> that was approved and increased from 20%to 25%at Town Meeting this past October, but <br /> was not yet approved by the Attorney General. The Attorney General has 90 days to report <br /> back to the Town. <br /> The Board had some suggestions for the applicant and asked if he could make the addition <br /> slightly smaller to conform to the 15 ft. side setback. <br /> Chairman Furbush read a letter from an abutter that resides at 12 Bluff Avenue regarding <br /> the location of the fences. He also read a letter from Cape & Islands Engineering <br /> confirming that the fences were in fact located on the property line. <br /> Ron Bonvie read the Board of Health, Inspection Department, and Conservation <br /> Department comments into the record. <br /> There were no.more comments from the Board or audience. <br /> Mr. Peros requested a withdrawal of the Variance application. <br /> Mr.Bonvie made a motion to issue a Written Finding for the 12'x 8' addition.Mr.Blaisdell <br /> seconded, yes. Mr. DeBarros yes, Mr. Gould yes, and Mr. Furbush, yes. All were in favor. <br /> Mr. Bonvie made a motion to accept the withdrawal of the Variance application of a 6' x <br /> 13' addition of the side yard setback. Mr. Blaisdell seconded, Mr. DeBarros, yes, Mr. <br /> Gould yes, and Mr. Furbush, yes. All were in favor. <br /> 18 Little Neck Lane: Petitioner, Frank Westgate, Westgate Land Survey requests a <br /> Variance under§174-33 (setback at least fifty(50)feet from any water or wetland)to allow <br /> for reconstruction of a driveway on property located in an R-3 Zoning District, (Map 105 <br /> Parcel 6), Mashpee, MA. (Owners of Record: Stuart and Christine Nixdorff). <br />
