Matt Eddy briefly reviewed the proposed Site Pian: <br /> • Zoned industrial. <br /> • Lot is 1.76 acres and is currently undeveloped and wooded. <br /> • Existing utilities and public water will service site. <br /> • Single story building with both storage and contractor bays. <br /> • Building is 7,440 square feet with 6 bays proposed. <br /> • 9 parking spaces are provided; requirement for this use is 8 spaces. <br /> • Added small island in front of the building and augmented with landscaping—a couple of <br /> maples, white pine, and ground shrubbery. <br /> • Also maintaining buffers and vegetation where they can. <br /> • With parking in front they had some dialogue earlier with Tom Fudala and understand the <br /> ordinance about parking at the side and to the rear, but it does allow by the Special Permit <br /> grant authority to approve front parking based on aesthetics and safety aspects. <br /> • Looked at rotating the building. <br /> • Building will not be sprinkled. <br /> • Fence enclosure for dumpster is at rear of the property. <br /> • Proposing a septic system located to rear of the building. <br /> • Drainage—meets the Mashpee Zoning Ordinance requirements; also Mashpee storm water <br /> policy. <br /> Joao Junqueira said he is proposing a Steel Morton building with black roof; white walls and windows; <br /> black shutters; and white doors and white overhead doors. Matt Eddy commented that it is a single <br /> story building with windows for light and aesthetics. <br /> Comments/ariestions <br /> Scott Carline asked about employees and hours of operation. Mr. Junqueira said he has 6 <br /> employees and the hours of operation will be 7 a.m. to 5 p.m. <br /> Tom Fudala said the By-Laws say parking facilities should be side and rear of the structure. Tom <br /> said he doesn't think the parking improves the building aesthetically and doesn't improve public <br /> safety. He said there is no reason the building should be oriented the way the lot is oriented as other <br /> buildings in the industrial park. Tom said he doesn't see the justification for the ZBA over-riding the <br /> "shall be at side or rear of the building". <br /> Tom asked: What is the large gravel in the backyard for? Tom said it looks like a junkyard to him. <br /> Mr. Junqueira responded: You see my other property—no junkyard at back. Mr. Junqueira said he <br /> doesn't know what they will use that area for. Tom said if parking there, it has to be paved. Tom said <br /> we don't want pollutants in the ground water. <br /> Matt Eddy said there is parking area in front of the doors. Tom said I don't know that you can park <br /> and maneuver there at the same time. <br /> 2 <br />
