Matt Eddy presented the Site Construction Plans (continued).
• Exceed buffer requirements.
• Maintaining existing natural vegetation at rear lot.
• Augmented perimeter landscaping with White Pines, as well as other landscaping proposed on
Site Construction Plans
• Underground electric transformer pad located in front. Transformer still has to be set.
• Extending both gas and water services.
• Building to be sprinkled.
• Existing fire hydrant at front. Applicant proposing to add another hydrant. (Note: later in
meeting Applicant said they will remove this additional hydrant from Site Plan since advised it
is not required.)
• 2 stormwater management treatment systems--meets or exceeds DEP policy; and exceeds
recharge requirements of storm water policy as well.
• Proposing standard Title V septic system –600 gallons per day discussed with Glen
Harrington and he's in agreement with design flow.
• Primary/reserve will be constructed per Mashpee requirements.
• Will be providing non-hazardous industrial wastewater tight tank that will be designed and
vetted after discussions with MEPE (Mechanical, Electrical & Plumbing Engineer) and then
design and details of the tight tank will be brought to Mashpee Board of Health for review.
Glen Harrington stated Acme has details on pre-cast tank, which is less expensive than the
fiberglass tanks.
Committee Comments
Andrew McManus...Site not within natural heritage; no habitats of rare species; so no wetlands
jurisdictions exist on this Site.
Andrew McManus exited the meeting at 9:50 a.m.
Jack Phelan
• Proposed additional hydrant not required. Applicant said they will remove from Plan since not
necessary.
• Access radius– no issue.
• Knox Box is required outside the gate. Applicant will provide.
Tom Mayo – Mike Mendoza asked Tom Mayo whether there was any kind of permitting required from
the Board of Selectmen. Tom responded "no", not that he is aware of for this application.
Tom Fudala
Parking prohibited in front of building per Zoning By-Law Section 174-37. Parking has to be at
side or rear of building.
• Parking in excess of requirement is prohibited; 66 maximum spaces allowed, not 75.
• Tom Fudala suggested parking is a little bit tight at back. Aisle right up to edge of building.
Tom later noted aisle to be 3 feet from building is a requirement in the By-Law.
• Explain stormwater management--looks basically like leaching; not a lot of vegetation; not
typical bioretention. Matt Eddy explained there is not a lot of run-off from the facility—pretty
much "0". Matt Eddy said run-off from roof will be discharged directly to the stormwater facility.
• Tom Fudala said at least 4 inches, preferably 6 inches, of top soil needed in bioretention
areas. Plan shows only 3 inches.
2
