Bob Gray, Sabatia, Inc., represented the applicant. He described the project is to
remove existing rotted wood steps, install outside shower, place cobble stone along the
northside of the guest driveway, install grass between the two driveways, establish lawn
areas bringing in loam and sod, and install steel edging on outer perimeter below grade
and at grass height. Pians also call for adding a cobblestone apron at the main driveway
and adding cobblestone edging along both sides of the main driveway, removing main
driveway and walkway drive and replacing with crushed white stone. Installation of a 15
diameter stone patio/fire pit area with pavers and stone grout and installation of a
subsurface irrigation system will also be done.
The Agent was concerned and stated the regulation generally dissuades a lawn within
50' of the wetlands edge unless there is a 50' wide naturally vegetated buffer to the
water's edge. He stated they would have to comply with the lawn standards and was
concerned with the installation of an irrigation system. He suggested constructing a
berm around the edge of the lawn to prevent any runoff of nutrients into the creek which
coincides with the steel berm. Mr. Gray stated the landscaper could submit a mitigation
plan for some buffer zone plantings. The Agent stated under the lawn standards it does
require 6 inches of loam. as a minimum when installing lawn. He recommended if there
is a berm installed along the edge of the lawn areas, in addition to mitigation, that would
alleviate his concerns. There will also be mitigation for the patio which can be
determined by the calculation chart provided by Conservation Commission. It was noted
a revised plan would need to be submitted showing the berm and the mitigation.
No comment from the public
Motion: Mr. Sweet moved to Close and Issue with the conditions discussed,
seconded by Mr. Smith. Vote 6-0
6:03 Templar Holdings, LLC, 9 Tulip Shell Way. Proposed dock modifications and
addition of boat lift. At request of applicant, continued from 10112 to address
Harbormaster and Shellfish Constable concerns. NOI
Motion: Mr. Sweet moved to continue the hearing at the request of the applicant
to November 9 at 6:03 p.m.,`seconded by Mr. Shaw. Vote unanimous 6-0
6:06 Martha J. Kanter, 6 Kanter Lane. Proposed kitchen addition, new deck and
landing construction and porch enclosure. RDA
Resource Area: Land Under Ocean, LSCSF, Land Continuing Shellfish
Jack Landers, J.E. Landers-Cauley Engineering, represented the applicant. He
explained the project is to construct an addition to the kitchen, a new deck and landing
and a front porch. Mr. Landers showed the areas of construction on the plan provided.
The Agent noted he didn't have any Board of Health comments and Mr. Landers stated
there is no increase in bedrooms and construction will not take place over septic tank;
therefore, an application to Board of Health was not necessary.
2
2
