MASHPEE ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />APRIL 12, 2017 <br />They apparently have a buyer now who is interested in buying the lot and is seeking the <br />same variance. Since that variance has been in place all the lots on either side are separately <br />owned, and were separately owned at the time the variance was granted in 2013. <br />Mr. Goldstein read the Conservation, Board of Health and Inspection Department <br />comments into the record. <br />Mr. Bonvie made a motion to issue a Variance in the amount of 16,017 square feet for the <br />lot size and short 20 feet of lot frontage. Based on a Subdivision Plan of Land -Approved <br />by Planning Board dated: Sept. 19, 1984. Conditioned on all department comments read <br />into the record. <br />Mr. Blaisdell seconded yes, Mr. Furbush yes, Mr. Goldstein yes, and Mr. Pittsley, yes. All <br />were in favor of the variance to deem the lot buildable. <br />OTHER BUSINESS <br />Cotuit Solar: Requests an informal discussion regarding installation of solar panels on <br />roof of warehouse building. <br />Mr. Conrad Geyser is the property owner at 33 Trinity Place and is seeking to put solar <br />panels on the roof of the warehouse that was overlooked in the prior issued permits. It <br />was on the plan but was not mentioned during the meeting. The slope is a 2.5 ft. <br />Mr. Mendoza said he wanted to have a discussion with the Board regarding the solar panels <br />being installed on the roof of the warehouse and to inform the Board in case an abutter had <br />no knowledge of the solar permit. The Board does not see an issue with the solar panels on <br />the warehouse. <br />21 Deborah Bottle Road: Requests an informal discussion regarding change of building <br />footprint. <br />Jessica, with Reef Builders represented the applicants and read a letter submitted by <br />Matthew Teague, President of Reef Realty into the record. <br />Mr. Furbush asked when the Variance expired. Mr. Teague said the variance expired on <br />March 15, 2017, and the permit was issued on December 15, 2016 which stated that the <br />permit is valid for 180 days. The house permit was issued for a slightly larger footprint but <br />was too expensive for the owners, and then submitted plans for a slightly smaller house to <br />meet their budgetary needs. <br />Mr. Furbush said that he spoke to Town Counsel and determined there is no issue going <br />with a smaller house. <br />6 <br />
