MASHPEE ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />MAY 24,200 <br />62 Riverside Road: Petitioner, Scott Thorp requests a Written Finding under § 174-17 of the <br />Zoning Bylaws to allow for construction of an attached garage with a bedroom above on property <br />located in an R-3 Zoning District, Map 119 Parcel 136, Mashpee, MA. (Owner of Record: Barbara <br />Reed), <br />62 Riverside Road: Petitioner, Scott Thorp requests a Variance of the front, rear, side and lot <br />coverage under § 174-31 of the Zoning Bylaws to allow for construction of an attached garage with <br />a bedroom above on property located in an R-3 Zoning District, Map 119 Parcel 136, Mashpee, <br />MA. (Owner of Record: Barbara Reed). <br />Mr. Scott Thorp represented himself for the garage project. He submitted the petition <br />application while in the process of purchasing the home and wanted to meet the filing <br />deadline. He provided the Board with the plot plan of his property that depicts the existing <br />and proposed project which consists of a 23 ft. by 24 ft. two bay garage with a bedroom <br />above. <br />The Board had a discussion regarding the lot coverage being over the 20% requirement. <br />They suggested that the applicant try and reduce the lot coverage by possibly removing the <br />shed. The Board is trying to set a precedence for future applications and keep the lot <br />coverage below 20%. <br />Mr. Mendoza mentioned to the Board that when the building permit is submitted to the <br />Building Department, the as -built foundation plan should show the lot coverage. <br />Chairman Furbush read the Conservation, DPW, Board of Health comments into the <br />record. Mr. Bonvie read the Inspection Department comments into the record. <br />Ms. Evelyn Lynch, an abutter located at 60 Riverside Road wanted to know if the structure <br />will be going closer to her property. Mr. Bonvie pointed out that the garage will be moving <br />further away. <br />Mr. Bonvie made a motion to approve the Written Finding for Scott Thorp at 62 Riverside <br />Road to allow for construction of an attached garage, Owner of Record is Scott Thorp. 1n <br />issuing the Written Finding the Board finds that the garage project complies and meets all <br />criteria for Chapter 40A Section 6, and is not more detrimental to the neighborhood. A new <br />site plan needs to be submitted prior to issuance of a Building Permit that clearly depicts <br />20% lot coverage or less by removing the shed or any other structure. Also referencing <br />Board of Health, DPW, and Inspection Department continents read into the record. <br />Mr. Blaisdell seconded, yes, Mr. Furbush, yes, Mr. DeBarros, yes, and Mr. Pittsley, yes. <br />All were in favor of the attached garage project. <br />Mr. Bonvie made a motion to issue a Variance to Scott Thorp for the front yard setback in <br />the amount of 22.2 ft. along Clamshell Lane, the requirement is 40, and the plan as shown <br />is 17.5. Also issuing relief for the existing structure in the amount 1.5 ft. for the side yard <br />of the Southwest corner. The Board is not issuing relief for lot coverage. <br />2 <br />
