Per these <br /> pen-nit requirements, at lust the driveway apron will need to be pared. <br /> 17. on January 21, 2015, Board of Health Agent, Glen Harrington sent a memo to <br /> the Z A that he reviewed the site plan and proposal. The property is NOT <br /> located in Zone II so there is no restriction on number of bedrooms. A complete <br /> Title V septic design will need to be submitted prior to the Building Permit <br /> issuance. A land surveyor's stamp is required due to the project being new <br /> construction. <br /> I <br /> 18. On February 5, 2015, Conservation Agent, Andrew McManus seat a memo <br /> stating the property is not under the commission purview or jurisdiction. He <br /> floes not believe there are any wetlands Present in that area. However, the <br /> property owners will indeed have to contact IHSP Prior to any development, <br /> and will have necessary requirements/reviews. It has nothing to do with the <br /> local commission in the absence of any wetlands. <br /> 19. on February 2, 2015, Building Commissioner, Michael Mendoza sent a memo <br /> and recommended that the following waivers should not be granted by the <br /> Zoning Board of Appeals: §174- , §174-28 and §150-3. <br /> PROJECT AND PROPERTY DESCRIPTION _ <br /> 1. The Project at 108 orchard load is depleted and described in; the Petition, the <br /> i site plans of Bracken Engineering, Inc. dated January 8, 2015. <br /> 2. The Property contains 19,512 square feet of land. It docs not conforin to the lot <br /> size of 40,000 square feet required within an R-3 Zoning District. <br /> . The Project does not conform to the lot frontage of 150 feet,presented is 12 5.42 <br /> feet, required relief is 24.58 feet. The Project conforms to the side, rear-, and <br /> front setback requirements. <br /> . The Project calls for construction of a 30 x 44 square foot, single-family home, <br /> plus a 120 square foot porch on the Property. Interior space will consist of 1,200 <br /> square feet. The dwelling will have an unfinished basement area. <br />
