Building 40_(51 Market St.) - continued <br />• if there's outside seating proposed in the future, that he would bring it back before this <br />committee. <br />• Chief Rullo said if Applicant ever entertains outdoor seating are they talking about a roof <br />structure or tables with umbrellas. Tom Feronti responded "one or the other". Chief Rullo said <br />that's when it becomes difficult when they want to make it 3 -seasonal. Tom Feronti replied <br />that Mashpee Commons will be sure everyone is comfortable with whatever they do. <br />• Catherine Laurent asked about parking. Tom Feronti responded that ZBA, Permit, etc. <br />stipulates that apartment spaces cannot be on street so they are building parking lots on Storrs <br />Road and in both parking lots they are designating parking spaces for apartments. He said as <br />they build buildings parking lots to service those buildings will be done at that time. Parking <br />spaces therefore will be done incrementally -not all at once. Parking lot spaces on Market <br />Street and Jobs Fishing Road already done. <br />• Jonathan Furbush noted parking is premium there now and asked how Applicant going to <br />ensure parking for people who live there. Tom Feronti said there are no designated spaces for <br />apartment tenants -shared parking spaces only. <br />• Chief Rullo said they already addressed pre -identified issues and will address more when final <br />Plans are received. <br />• Glen Harrington asked whether any loading zones provided for deliveries/trucks. Tom Feronti <br />responded "no, do not have loading zone. Designate space for dumpsterslcompact zones." <br />Glen asked whether Storrs Road could be designated "unofficially" as a loading zone. Tom <br />Feronti said not wide enough to have truck and 2 -lane traffic. <br />• Glen said trucks should not be idling while delivering. He said Board of Health received calls <br />that truck exhaust was going into the residential space. Tom Feronti said that's the one area <br />where there is a loading zone. Glen suggested perhaps Mashpee Commons Security could <br />ask drivers to shut trucks off when delivering. <br />• Tom Feronti advised expansion of their wastewater treatment facility on the property was <br />recently completed so they have plenty of capacity. <br />Motion: Glen Harrington motioned to approve the Building 40 at 51 Market Street Site Plan revisw <br />as described but to come back for review if there is outside seating. Chief Rullo seconded the <br />motion; and it was unanimously passed by Plan Review and by Design Review. <br />Motion: Jonathan Furbush motioned to accept design of Building 40 at 51 Market Street as <br />presented. Joseph Cummings seconded the motion; and it was unanimously approved by Design <br />Review. <br />Building 42 (61 Market St.) <br />Tom Feronti said Building 42 is similar to Building 40, but smaller, Multi -use; 2 levels with commercial <br />space on ground level. Allocated parking spaces on-site. Smaller commercial space so more likely <br />not a restaurant. Similar architecture—designed to meet code. <br />Tom Feronti said they met with Fire Department to discuss fire hydrant locations and issues. Chief <br />Rullo said it is same as Building 40—good to go. <br />3 <br />
