Zella inquired if they had to go to the ZBA, which they did and it <br /> was further vedfied that every time the usage charges they'have to go before the ZBA. <br /> • <br /> Richard Terry thanked everyone on the committee for their service to The Town of <br /> Mashpee. He is in support of affordable housing and wanted to give his opinion as to whir <br /> this project is marketable and beneficial to Mashpee. He clarified his service to the town <br /> as a Selectman and a past member of this very committee. He explained why they didn't <br /> want to make promises for somethings and then have it get changed after going to the <br /> BA. He wants this project to be supported by the committee and expressed the desire <br /> for a good working relationship and communication with this committee and the other <br /> boards. They want our approval and recognize they need it to move to the next level <br /> which is the selectmen, state, and then the ZBA. There is no reed to go to the Cape Cod <br /> Commission for the housing. <br /> • In theory, it was felt by Stere that another builder will build 72 buildings for affordable <br /> housing somewhere else. The committee agreed with that statement. Alice felt that traffic <br /> from 120 units in one area would be considerable especially because of the location. She <br /> felt that those smaller developments by other builders wouldn't bring the traffic like one <br /> F this size. She mentioned the accidents and the activities in the Route 130 unit. Alice just <br /> wanted to state that a traffic study would help. Steve said they were in the process and <br /> needed one for the ZBA. He also mentioned his letter of support from the Chief of Police. <br /> He farther debated why his project could keep traffic away from the rotary unlike the other <br /> 0B in front of the ZBA. Zella verified the ZBA will asst for a traffic study. However, she <br /> shared that the LIP does not require the traffic study at this point. Steve feels the pros of <br /> this project should be considered over the traffic. <br /> • ella opened the meeting up to the audience. Stere Kyros with his wife, Kathy, spoke <br /> first. The Kyros live in town and are the owners of the Honey Dew Donuts. They are <br /> definitely in support of this project and understand the traffic concerns. However, he feels <br /> the project benefits the town and that out ways the traffic concerns. Affordable housing <br /> like this project is needed for everyone. He wondered where the best location would be <br /> for this project which no one could answer. fan Lebreque said to hire it raid a lot of <br /> sense. He doesn't believe his own children will be able to find housing in Mashpee when <br /> i they are ready. Stu Peoples is familiar with this project from his wort at the Housing <br /> Authority. He thinks it is needed housing and is in a spot that will be the least contentious <br /> in the town. Deborah Bels this is a smart move. <br /> lla asked to proceed with a Grote. Steve asked that the letter from Bob Murray be <br /> included for the record, which it will be. Zella reminded the committee of the letter seat to <br /> the selectmen in January 2005 summa d e that this project was around a long time and <br /> that this committee approved it then. Also discussed for consideration before a vote was <br /> that the committee will have control of local preference as well as median income <br /> percentage. <br /> • Rear. Cynthia Green motioned that we approve the Mashpee Woods Project. Marty Henn <br /> seconded it. Zella amended the motion to include a list of concerns, which are traffic <br /> n rns including <br />� co pedestrian safety, 70% local preference of affordable and moderate <br /> units, applicants for the extra 18 units should fall between 80 and 100% median income. <br /> Liaison Garin Weeks From Cape Cod Five discussed how we should word the letter so <br /> as not to exclude people from the town. He said most people will fall between 80 and <br /> I <br /> 104%. The committee � <br /> should use flexibility between 8 and 1 0 o when determining the <br /> median income for the additional 18 units. <br /> • All were in favor of the Mashpee Woods Project. <br />
