David Bailey informed that the original plan called
for Bffle e the residential section and south Mashpee
Village to be a more commercial area . More discussion followed.
Leslie Greig expressed opinion it appears from the
drawing , which shows roads from Rock Landing Toad going towards
the tennis courts , that this area also may be developed.
Chairman Porter questioned if David Bailey has knowledge of the
subject drawing. Mr. Bailey stated that he has seen only early
plans ; all were tied into Bufflehead. It is his understanding
that the subject drawing is radically -different from the original
plans . He informed that the original plan was very interesting
and included 350 areas of Bufflehead that are no longer involved
in this, project. It is also his understanding that Mr.
Christopher Burden, the developer, has much more commercial in
mind than he originally planned. Chairman Porter expressed
opinion this could be a "bailout" .
Leslie Greig expressed opinion that Mr. Bur=den i 'doing
a lot of "horse trading" . vice Chairman DeLory referenced the 29
parts of New sealury Corporation ' s requested special. permit.
David Bailey pointed out that Mr. Burden is at the end of his
development. Be feels he has been very conscientious in
developing his projects - a plus for The Town of Mashpee.
However, than is the danger that Mr. Burden will try to maximize
his return by selling the parcels on which The Town may issue
approvals ; Mashpee may look at the issue in this light and decide
not to grant the approvals requested. Lengthy discussion
followed. All agreed that if Bufflehead had leen developed,, i t
would have added tremendous monetary value for Mashpee.
Leslie Greig introduced discussion on Mr. Burden ' s lot
advertised for sale in The New York Tires and The Wall Street
Journal for $One million - a seven-minute videotape on this
parcel is available to prospective buyers . David Bailey
expressed opinion the lot is probably the nicest in Mashpee -
a large lot that affords views straight down ' The Fairway and
extensive and surrounding panoramic views.
Planning- Board - Minutes of Meeting of May 4 , 1994
Robert DeLory introduced discussion.
