Some streets, such as Polaris Drive and the like where <br /> prices had gone from the $Thirties to the $Fif ties but that did <br /> not reflect other properties in than neighborhood coding, he <br /> placed in a higher coding and ran them through the computer, thea <br /> analyzed them again W they are looking good. <br /> Mr. Bailey and Mr. Fererria discussed today some further <br /> changes , we are experimenting with changing the curve on the <br /> land . . as you recap. , . the curve is what determines the per <br /> square foot value as more square feet are added to a piece of ` <br /> land. our curve is fairly steep, which means , for example , that <br /> a half acre of land is very close in value to a one acne parcel. <br /> We are in process of stretching this out somewhat, which makes a <br /> bit more difference. Mr. Bailey suspects that as they go further <br /> into the f uture, there will be a more noticeable effect . . <br /> probably because of the new Title V& He expressed opinion that <br /> people will tend to buy 30 , 000 square foot lots rather than <br /> 15,000 square foot lots , even though they have passed septic <br /> tests, we found haat changing the land curve has helped <br /> somewhat. <br /> At present, we are still making the obvious changes to the <br /> Sales File . . the clear cut overassessments and <br /> underassessments, We are not in bad shape, With some rough <br /> changes , the land is being brought in line as certifiable. <br /> David Bailey expressed opinion that construction costs Will <br /> have to be raised about 10 percent; he will be working on that <br /> next week. We will be raking a few more neighborhood changes, <br /> which we gill# run through the computer to see if the figures are <br /> working. Then, we will change the building schedule, probably <br /> across the board by a fiat percentage just to raise it a little . <br /> . then, we will start fine tuning it. <br /> After that, we will really start fine tuning the areas where <br /> there are sales if everything is working. If the figures <br /> are not working, we will go back and try some other method. <br />
