The problem areas are beginning to stand out <br /> . areas that will require neighborhood changes or that are <br /> dramatically overassessed or underasseseed. We are beginning to <br /> see a clear separation, for instance, between the Briarood area <br /> between Ashumet and John' s Pond and the area around Santult Pond <br /> which traditionally have been very similar in price. Now, <br /> Briar +iood is beginning to lag behind santuit, so we will have t <br /> 4 start changing those neighborhoods . <br /> David Bailey pointed out a strange situation, although <br /> preliminary; the East side of John ' s Pond is bringing higher <br /> prices than the West side . . . just the opposite of what it used <br /> to be, He explained that this does not mean more dollars , but <br /> more dollars for what a buyer is getting. Therefore, prices may <br /> still be lower on the East side but they have not dropped as <br /> much as the West side. some parcels are actually higher. In the <br /> 1990,. Revaluation, the East side land value was about to lower <br /> than the West side. In 1993 , we made the lana values equal. <br /> Now, probably the East side land values will be slightly higher. <br /> The orerall values , because the East side has older homes , will <br /> probably be less than the West side. <br /> Nice Chairman Greig introduced discussion regarding. square <br /> footage of the lots in the John' s Pond area, Mr, Bailey pointed <br /> out that the per square foot base price of lots on the Eastside- <br /> probably will be higher. <br /> Chairman DeLory introduced lengthy discussion regarding <br /> sales in the John ' s Pond area, David Bailey informed that there <br /> have been many sales, but not in every category. More discussion <br /> followed regarding sales in the Monomoscoy area. <br /> David Barley informed that Assessing will be facing issues <br /> such as large parcels of raw land where there are absolutely no <br /> sales. Be had checked around last winter for preliminary sales <br /> information, but found none available. He pointed out that the <br /> only people buying large tracts of raw land are those associated <br /> with conservartion goups or water companies and the like.
