Board of Assessors Meeting Page 4
Hearing on Real Property Abatement Appeal - map 99 , Parcel 46
owners William and Carolyn Andersen res nt
Abatement A lication 61
Chairman De ory introduced Nor. and Mrs . Andersen, who claim
their property is overvalued. The hearing started at 6 : 35 p.m.
Mrs . Andersen stated that the reason they moved to Mashpee
some 20 years ago was the tax rate was the 9 lowest in the area.
with the continued escalating tax rate and the building of the
new high school. with Its many unnecessary amenities , she strongly
feels they will have to sell their house and relocate elsewhere.
She pointed out that a property in Falmouth with a similar
assessment would have about 60 f her real estate taxes, side
discussions followed.
Mars . Andersen stated that their house value increased this
year by 12 , which appears preposterous . The house directly
across the street has 6 , 152 finished square feet, almost double
the size of her house, which has 3 , 379 finished square feet; her
neighbor ' s property assessment ' . her assessment i.
$201 , 000.
Mrs. Andersen also stated that the house value next door
increased by only 6% ; the house is just a little smaller than her
house with the land sharing the same topography, yet the property
assessment is only $159 , 400 .
Mrs . Andersen pointed out that her house has a square foot
value of $39 .86 according to Assessingis computer figures . She
checked the' square foot values of all the houses on her street as
well as the ones on Herring Way just across the marsh from
her property; all -the comparable properties have similar views
and topography. Her house square foot value is the highest, yet
her hese has only about 5 of the amenities of many of the
other houses. Mrs . Andersen questioned why her house has such a
high square foot value.
Chairman DeLory asked if Mrs . Andersen ' s argument of
overvaluation gelates to the house only. She stated that the
land value also increased. Together, the house and the land
increased by $27 ,000 this year. She expressed strong opinion
that she could not sell her property today at the price for which
it is currently assessed. She and Nor. Andersen purchased the
property about 8 years ago; they have made no improvements .
