Board of Assessors Meeting Page
.Hearing on Real. Property Abatement Appeal - Map 99 , Parcel 4
Owners William and Carolyn Andersen (present )
(Abatement Application l ) {continued)
Chairman DeLory asked Board Members if they had any comments
on this matter, Nice Chairman Greig suggested that David Bailey
explain the rationale of Mr. and Mrs . Andersen ' s property
assessment.
David Bailey stated that he has not looked at the values of
the other houses , nor has he looked at any of the houses.
However, the reason for the house value increase i s that the
Contemporary style houses all showed an increase. Typically,
this particular style is more expensive to build than, for
example, a Ranch . Upon question from Mrs . Andersen on how a
house style is classified as Contemporary, Mr, Balley explained
that generally, it is the type of windows that are used , the roof
lines the angles and such; yet it gets to be sb3ective
because one can be five different story heights and another can
be two different story heights, and the like. hi le the
methodology is sound, this does not mean it will be correct for
every single piece of property.
Mrs. Andersen informed that this afternoon, she drove by the
houses - in Holland Dills Estates . David Bailey pointed out that
the key gus .ion dere is "did they arrive at the correct value" *
He stated that he is surprised many of the hoses in Holland
Mills Estates are classified as Cape Colonials because he knows
there are many Contemporaries in that subdivision.
David Bailey informed that three gears ago, Assessing
lowered the Andersens ' house value by 1.2 using this precise
methodology, yet the valine of their neighbor ' s house next door
was lowered by only 1% . Again, the methodology is sound, but he
is not defending it if it is wrong . Lengthy discussion followed.
Mr, Bailey stated that he and Board Members will check out this
ratter. It had been reviewed earlier; he did go out and review
the exterior of the Andrsens ' house; it is a borderline
decision.
Mrs . Andersen pointed out that the house across the street
does have the large windows in the back, and the finished house
size is almost double that of her house. David Bailey pointed
out that it is difficult to compare the value of a house that is
