Board of Possessors Meeting Page <br /> Update by David Dailey <br /> Neighborhood Values <br /> I <br /> David bailey informed that the neighborhoods in <br /> need of work are, for the most part, some of the lowest priced <br /> ones such as Cotuit Fo`ad, Meeting House Road, etc. <br /> they have risen in value. The prices on homes in the <br /> subdivision near the dump have remained steady . . . our ratio <br /> range is good 9 to 98% .' The neighborhood that has had a <br /> sharp increase is iarsters ' , down near the golf course . . . two <br /> years ago homes were selling f $120 , 000 the most recent <br /> sale was $200 , 000 for a similar house. Pop onesset ratios are <br /> running abut to . . this means about an to 9 <br /> increase. Mr. Bailey expressed opinion this year he should <br /> suggest those properties that are 1 to 1 low attain a ratio <br /> of 90 to 91.% instead of 9 in, order to avoid a massive <br /> increase. Vice Chairman Porter initiated lengthy discussion <br /> about certain types of homes in Poonesset. <br /> Mr. Bailey pointed out that many of the lowest <br /> priced neighborhoods have large percentage increases but small <br /> dollar increases $65 , 000 homes are now selling for $75 , 000 . <br /> Upon question from Chairman Greig and Vice Chairman Porter, David <br /> Dailey informed there were 66 sales in R5 that consIsts of about <br /> 1 , 500 properties the sales ratio is 9 , the c.o.d. is <br /> these are both good . He also informed that the large <br /> area is good sales ratio is 93% , c .o.d. is . <br /> David Dailey informed that one of the problem <br /> areas is Tide Run and- vicinity . • . all the houses are selling <br /> well above e assessment, and all the land is sel.'ring well below <br /> assessment. Discussion followed. <br /> Upon question by Chairman Greig , Ir. Bailey <br /> informed that Monomoscoy waterfront has skyrocketed . . that <br /> neighborhood is probably our worst. pirates Cove is another low- <br /> end area that has' come up significantly. Vice Chairman Porter <br /> made comment that he could never understand why this area <br /> remained low. David Bailey explained that there are many <br /> rentals , many hear-round residents, and no large recreation <br /> attractions . More discussion followed. <br /> David Bailey expressed opinion that Assessing is <br /> in good shape; however, the neighborhoods that need to be chanced <br /> may be a little painful .
