Board of Assessors Meeting Page <br /> Discussion on Town of Mashpee Sales Land Use Analysis <br /> Report Dated September 9 . 1 continued <br /> Decreases in Values continued <br /> David Bailey explained the changes that have not yet <br /> been made include John ' s Pond and Ashumet Pond these <br /> properties will drop probably by 1.0 - 15% . <br /> Mr. Bailey informed other areas that will drop in value <br /> are mostly the "low end" areas and based on percentages where <br /> lots will decrease by $3 ,.000, $ , 000 or $5 , 000; this will be done <br /> though changing the neighborhood areas that have not had. <br /> recent sales . The drop in value will show a large percentage <br /> because the values will change from about $90 , 000 to perhaps <br /> I $85 ,000 . <br /> Increases in Values. Mr, Bailey informed that <br /> M shpee/ akeby Pond Property values , however, will increase by <br /> about This wIl.l cause great concern to the Property owners <br /> because now they also have a plume they will be dealing with. He <br /> also informed that he submitted a list 6 to 7 years ago of owners <br /> in the path of that plume. He pointed out that discussions about <br /> the plume have gone on for quite a while but the issue has not <br /> been publicized until the last few weeks the sales took <br /> place there before the issue was publicized! ! <br /> Minor Areas . David Bailey informed that minor areas <br /> wil1 have shifts in neighborhoods , etc . None of these will <br /> incorporate large areas . <br /> The Bluffs . Chairman Greig asked if the values of the <br /> vacant lots would be increased . . presently at $400 , 000 . David <br /> Barley stated they would be increased considerably perhaps <br /> to $650 ,000. Lengthy discussionfollowed; Seaside lots were <br /> compared to the Bluff lots as well as erosion, view, and beaches. <br /> Mr. Bailey pointed out these areas that were severely under- <br /> assessed have had dramatic changes instead of waiting to do so <br /> in the revaluation year. <br /> otuit Bay condos . Chairman Greig informed there have <br /> been six more sales ; he questioned if these will have value <br /> changes. Mr. Bailey informed -that he looked at these in July.
