Eli Hamar , one of the principals, and Bill <br /> Warwick , tete land surveyor , was present during the hearing.. <br /> Mr . Warwick explained that two parcels of land were being <br /> sub-divided which contain 54 acres into fifteen 1 of and that <br /> most of the lots would contain from one acre to two and <br /> half acres which is wi-thin the zoning perimeter, He said <br /> that they are attempting to redevelop the existing 33 foot <br /> right of way which runs in from Brent Neck Road into Punkhorn <br /> Point . He said that they have widen the right of way by 7 <br /> feet to rake it a 40 foot right of war and that they would be <br /> leaving the o l d 33 foot right of way alone which would become <br /> part of the common area. <br /> Mr . Warwick said that the idea is to create 15 building lots <br /> with a great deal of common area at the en-trance , He said <br /> that all of the common area would be left alone, Earle <br /> commented that the density was one per three acres. Mr. <br /> Warwick said that they would have to take into consideration <br /> that there is a lot of unbu i 1 dabl a property in there. Earle <br /> asked hors much of the area i s bu i l dabl e; Mr, Warw i ck rep] i ed <br /> that 6 1 acres are open for building. <br /> Mr . Warw-ick commented that the travelled way falls outside of <br /> the 33 foot right of war and their road would by-pass that <br /> section. <br /> Earle Marsters asked ' r. Warwick to tell the Board why he <br /> thought it was a good plan . Cir . Warwick replied that it <br /> meets the desire of the owner and it conforms to zoning and <br /> it relieves the density in the area as there are a lot of <br /> conservation areas around it which should not be disturbed. <br /> Earle Marstern asked know it would be owned, Mr. Warwick said <br /> that he assumed i t would be owned in common by an <br /> association . Mr , Pocinett said that he understood that the <br /> Town of Mashpee owned the marsh land. Mr . Warwick said that <br /> the town owns land behind Ralph Parker and Ed Nichols, Mr . <br /> Pocknett asked if the five acres of common land out by the <br /> entrance was all one parcel 's Mr. Warwick said that it is cut <br /> by the proposed road and also the travelled war. her. <br /> Poc kne t t asked if i t -would be developed? Mr. Warwick said <br /> that i t would be deeded to the association. <br />
