2 <br /> Community Preservation Committee <br /> Minutes <br /> May 2 ,2006 <br /> COMMUNICATION Al CORRESPONDENCE: <br /> CPA RoundtableUpdate: (continued) <br /> It was noted that is necessary to obtain a Deed of Historic Preservation <br /> Easement for the preservation of buildings of historic and architectural <br /> value in perpetuity. For purposes of the easement,property shall include <br /> all exterior surfaces of the improvements of the property that are visible <br /> from any public way, including all exterior walls, windows,molding, etc. <br /> that is also subject to the T'own's annual review and inspection. <br /> With regards to the monitoring of such easements, it was recommended <br /> fee of$3,000 be set aside for each project for legal,recording and <br /> administrative fees until said project completion. If funds would remain <br /> after completion,the money would be returned to the CPA account for <br /> future funding. <br /> The question was raised regarding properties not owned and if an <br /> easement or a memorandum of understanding would be required prior to <br /> Ton Meeting for the release of CPA funds. <br /> The Committee is also required to make a presentation to the Board of. <br /> y Selectmen and finance Committee regarding recommended CPA projects <br /> recommended for funding. <br /> It was agreed that it would also be helpful to outline the projects <br /> recommended for Town Meeting funding, and reasons for purchase to <br /> assist the voters in making a proper determination.
