4 <br /> Community Preservation Committee <br /> Minutes <br /> January 1 , 2007 <br /> APPOINTMENTS AND HEARINGS: <br /> Gerald Um a.—Al on uin Investment Trust: (continued) <br /> . certified appraisal is deemed a requirement of the CPC Conunitee to <br /> assist with criteria to review and male judgment on the open space <br /> properties. <br /> It was disclosed Laura Herbst, a Payamps Road resident expressed interest <br /> in the Umina project proposal. <br /> Emma Jo Mills -Hills P mily Lands:_$727,000 <br /> Emma Jo Mills, hills Family Lands was in attendance with Paula <br /> Goldberg, Land Protection Specialist, The Compact of Cape Cod <br /> Conservation Trusts to discuss the real estate appraisal pertaining to the <br /> 15.23 acre property located east of Santuit Pond. <br /> A revised attachment presented to the Committee detailed the property <br /> intended for purchase without the land exchange as initially proposed. <br /> Correspondence was received from the Town of Barnstable Community <br /> Preservation Committee dated December 2 , 2006 in support of the <br /> acquisition of the Mills property. <br /> The appraisal slated January 2, 2007 prepared by the Cape Cod& Islands <br /> Appraisal Croup concludes the market value of the subject real estate <br /> consisting of contiguous and non-contiguous land in a sale to one buyer rer is <br /> $835,000. <br /> Discussion followed regarding access to the hills land intended for <br /> conservation and open space purposes. It was agreed that Town Counsel <br /> would be consulted regarding the potential land acquisition as it relates to <br /> liability issues regarding access to the road and existing on-site utilities <br /> that are situated on private land abutting the subject open space parcel. It <br /> was agreed a written opinion would behtaixd from Town Counsel for <br /> the next scheduled meeting to assist with the Committee's deliberations. <br />
