Conservation Commission <br /> October 4, 1990 <br /> Page 5. <br /> Mr. Sherman stated the area is flat and questioned if drywell s should be provided. <br /> Mr. Zeppenfeld stated it was assumed they would have drywells. <br /> Mrs. snons asked if the stairway on 1365 was addressed and was told it is <br /> existing n ii l l not change. <br /> Mr. Abrahamson advised each lot is broken into four parts, one the wooded Phase, <br /> parking court, house area and then open area facing the water. Driveways are to <br /> be of crushed stone with cobblestone between properties. on the second lot, the <br /> building is pushed forward to the ocean. Each um't steps further back, away from <br /> the ocean. There is a pine tree on each property lime. <br /> Mr. Zeppenfeld advised they are not in the flood zone but there are no basements. <br /> Isis Lang.k asked if the buyer changing the footprint would change the landscaping <br /> and was told it would get larger. <br /> Mrs. Simmons asked if there would be a stairway for each lot and was told there <br /> would not; there will be a total of three. Easements will be granted; they Will <br /> make provisions for owners to get to the stairs. <br /> Mr. Grotzke stated that could be added to the deed restriction. <br /> Ms Behrman stated provision will have to be made to keep therm from walking along <br /> the top of the coastal bark. <br /> Mr. eppenfeld suggested leaving the fencing, either silt or snow, plant grass in <br /> the paths, and stipulate in the order of Conditions one season until growth before <br /> fences come down. <br /> Ms Behrman pointed out they do not have eroded paths located on the plans. <br /> Mr. Coffey stated he had hoped each lot would be addressed specifically, Per their <br /> draft Orders; he again urged them to draft the orders. It is heir opportunity to <br /> address the issues. Fie asked if that is the owner Is walk or is it deeded to the <br /> homeowners association? <br /> Ms Behrman asked if the stair rens with that lot and was told it does. <br /> Mr. Sherman asked, when the Order of Conditions is Issued, what plan goes with <br /> each lot? <br /> Mr. Coffey suggested dealing with procedurals which will appropriately record <br /> what is agreed upon. <br /> Mr. Zeppenfeld suggested individual lore site specifications for a draft Order <br /> addressing some concerns: beach access, driveway, existing trees that should not <br /> e cut down. <br /> Mr. Abrahamson advised the third sheet is the center building, a combined structure. <br /> They have dealt with that as a single unit. Any revisions, they would have to come <br /> back to the Connission. By moving the building and road seaward, they will eli - <br /> ina to parking and wall. Grading is mnimal. <br /> Mr. Zeppenfeld advised the checks are in the mail for additional fees due. <br /> Mr. Abrahamson advised the closest point to the coastal bank is the hedge which <br /> ,just touches it. The ramp was in front of 1375 and have been moved dowry in front <br /> of 1376. <br />
