Conservation Commission
i
June 29, 1989
Page 5.
Mr. Donovan stated the lot drops off drastically. Ms Dehran suggested a house
with a better design for the lot,
Mr, Rosenberg stated the Commission does not want the wall steeper, they want it
to follow the existing slope. They want to destroy a stable bank here in order
to create land.
1 . Donovan stated he thought this is what was agreed upon. He spent another
$1000 to move the house out of the wetland.
Mrs, Simmons asked if the existing road will remain,
Mr. Burns asked what contours they could live with. Mr. Cook stated they could
move it in and steepen it up..
Mr, Rosenberg stated the Commission does not want the creation of land here
artificially, He suggested a vertical flat wall at the 20 Foot contour. He
asked the house elevation and was told it is 28.
Mr, Donovan stated he has no objection to starting the wall higher. Mr. Rosenberg
suggested the 20 or 22 foot contour.
Mr, Donovan asked what is the maximum distance from the edge of the house allowable.
Mr, Rosenberg asked if he could live with 10 feet and Mr. Donovan stated no.
Nor* Rosenberg asked what wi.1-1. happen to the read and Mr.",,Donovan asked what did
the Commission want him to do with it; it's a- walkway down to the back.
Mrs, Marsters stated it has 125 yards of cut and suggested he eliminate that.
Mr. Donovan agreed.
Mr. Coffer stated with a walkout basement and a cantilevered deck he could save
all that money on the wall .
Mr. Cook asked why the neighbor has concrete everywhere, Ms Behrman pointed out
that was done at the state level , The Commission had denied many things.
harl e s- Tar l an i an, abutter on Lot 9, stated he is concerned with the placement of
the house. He objects to it being right at the top ofthe hill . He advised tyre
Commission's concern in 1984 was not being able to see these houses.
Ms Dehrman stated she did not recall this site even being discussed and she sat on
the hearings. The concern was with the house being so close to the salt marsh,
They did not like the site at all and she remembered rather acrimonious discussions
with the engineer presenting at that hearing. The Commission got no where and was
told this is what the applicant wanted and quite a few things were denied.
Mr. Rosenberg stated the one thing that was made very clear was that when Lot 8
was built upon, it would have to be the subject of a separate Notice of Intent
and it would be considered at that time. Each lot was a. separate application.
Mr. Ta 1 n i an stated one of the concerns was the visibility of these houses at the
top of the hill ,
Ms Dehrman stated this Commission had no concerns with visibility whatsoever, that
was never raised and is not within the Commission's legal purview.
