Green asked if the house continued over the garage? Mr. Grotzke stated
neo, only a section in the middle as the roof is sloping. He will provide a floor
plan. He stated getting rid of the garage sloes not help the house.
Mr. Sherman stated they could not slide back with that shape house but could
with a different house.
Information on buffer strips was entered into the record.
Leonard Lauer, 12 Little Neck Back Lane, advised he was speaking on his
behalf and on behalf of many of the members of the association. They are
opposed to this application because of the size of the house on a distressed lot
that is very narrow. There is no reasons to encroach into the conservation
area. On a small lot it would be appropriate to build a small house, this is
3200 s.f. in structure, including a second floor. They would like to see this
redesigned, reshaped, with a total of 1890 to 2200 st They feel the whole
thing is excessive. He suggested they build a small house and dispense with
the garage. They asked to see the purchase and sale agreement put in
evidence. Many of the neighbors expressed concern that dig building they
may encroach on the limits 'unposed.
Harvey Forman, immediate abutter, stated he believes his home is one of the
smaller Homes, 2200 s.f. with a one ear garage. Two of gree of the neighbors
have no garage at all. This home could be cut back. He and his wife have
lived there for 12 years and are becoming concerned with the water rising in
I
the pond and are alarmed for their home. The water has risen to the point
where the entire marsh is covered.
Mr. Sherman advised the sea levels have risen about a foot in this centure
and will continue to prise. Nothing can be dome at the present time.
fir. Lauer advised on that side of Fide Run there are 20 houses, 11 without
garages.
Joanne Fox, secretary for the association, asked if there has been any other
house Little Neck Bay with less than a 50 foot setback? lir.
