f
I
29 May 1997
Page 8.
It was Mr. Sherman's contention that with wildlife habitat issues it does not
gain any points. 'inhere would still be noise disturbance to wildlife. Mr.
Grotzke stated when he redid the plan, he pulled the foundation back ,into the
building because of concern that it would be difficult to construct within one
foot of the work limit.
r
Mr. Grotzke stated cantilevering does not benefit, in itself. It is a result of
pulling the foundation in, away from the wetland.
Mr. Sherman stated the way the bylaw is written, the Commission as looking
for 50 feet unless the applicant convinces thein that the area between the
wetland and disturbance has no wildlife value or unless reducing the scope of
the work is not possible.
Nhr. Rosenberg stated the original plan was for a 360 s.f. garage. It has now
gone up to 484 feet. It has increased 124 feet. The house could go back
further. Aft. Grotzke disagreed; with no garage they could not go back
further. ilr. Sherman stated not with the sane shape, but they could if it
were changed. He asked the square footage of the house and was told it is
1813 s.f He cited his own house as three bedrooms with 768 s.f.
Mr. Grotzke stated this is the smallest house he has clone; this is 15%, zoning
is 30%. ?dri Rosenberg asked the amount of upland? Mr. Grotzke did not
have the figures.
Mr. Desrosiers stated with the shape of the lot and proxiMity to the wetland,
the lot was purchased knowing there were some restrictions.
Cllr. Grotzke stated it is fronting Great Oak and Tide Run.
Mr. Rosenberg stated they coup not expect to design a house as though there
were no setbacks.
Nor. Sherman stated it is 42 feet wide, chop off 6 - 8 feet and change the shape.
If smaller it could be pushed back further. There area various options, but not
with this shape.
Mr. Grotzke stated an earlier plan will show there are tremendous changes to
this house. Mr. Rosenberg stated Board of.Appeals would not have allowed it,
they turned it down and the Commission would have turned it down.
