Motion rade, seconded and unanimously carried to grant a continuance to August
21 st at :00 p_m., at the request of the applicant.
:1 .m,, Dennis Williams,, 1 Triton Way (continued from 7117/03 . Brad Holmes
represented the applicant. Bob said the plan now shows vista vier corridors which
meet our standards as well as a notation of the landscape plan. Jack asked ghat was
between the two corridors. Mr. Holmes said an area which was vista pruned in the
past. Elliot asked if the total of the two corridors and the area between constituted
more than the 25% allowed. Mr. Holmes said the two corridors combined totaled 25%,
so the area in between has not been included in the calculation. Michael said in the
past we've been known to not allow any vista pruning corridors in areas where there
are already substantial vistas. 11r. Holmes said this property had a previous vista
pruning order of Conditions and the owner just wants to ma intain it.
Jack said in the past any path down to the beach has been included in the 25%
allowance, and this area for the path has already been pruned. He said the intent of
the regulations was to preserve 5 of the shoreline.
J
Michael el said we generally require pathways to either be within the vista pruning
corridor or included In the 25% calculation, because it constitutes a corridor as well.
He said we have to consider the effects of setting a precedent. 1f vire allow vista
pruning on the only canopy trees in the entire 100 ft. buffer zone, we set a precedent
which we have not allowed other people to do.
Lotion made, seconded and unanimously carried to approve the plan subject to
Michael visiting the site with Bob to determine the order of condition regarding the
width of the corridors.
7:20 .r ., Cosmos Chrasis, 146 Captain's Rover (replace a tool shed). Bob
recommended approval. Jack asked if the all the fees have been paid. Bob will ask
Pauline to check this.
Motion made, seconded and unanimously carried to approve the plan subject to
Pauline checking if the fees have been paid.
7:25 .m., Malcolm Portnoy, 65 sunset circle (construct addition and extend deck).
Dere snicki requested a continuance for the applicant. He explained that a section of
Sunset circle backs into a channel that connects to John's Pond, and the applicant has
cut from the house to the water's edge of that channel. The BVW needs to be
ascertained. A continuance is requested so we can give one month to notify these
parties to not cut the grass within 10 ft. of the wall and see if something grows.
Bob said because they are going to be within the 50 ft. buffer, there VAII have to be a
flexibility clause based on numerical criteria which can't be deciphered until we know
where the B W is.
