Jones: Requests a Special Permit under Section 174-20 of the Zoning By- <br /> laws in order to demolish the existing dwelling and rebuild a new house on property <br /> located in an R-3 zoning district at 28 Great River Road (Map 120 Parcel 8A Mashpee, <br /> MA. <br /> Al <br /> Kenneth A. Jones: Requests a variance from Sections 174-31, and 174-33 of the Zoning <br /> By-laves to vary the setback requirement and wetlands requirements with respect to the <br /> proposed construction on property located in an -3 zoning district at 28 Great River <br /> Road (Map 120 Parcel 8A) Mashpee, MA. <br /> Sitting: James Regan, Edward Govoni and Robert Nelson. <br /> John Slavinsl y of Cape & Islands Engineering represents the petitioner. Petitioner is <br /> seeping to demolish existing house and build a neve house with a porch and deck with <br /> stairs. They are seeping relief from the front yard setbacks and distance to the wetlands. <br /> Mr. Slavins y informs the hoard that they can't move anything towards the eater and <br /> that a new septic systems will be installed with a denitrification system. He is looping for <br /> 4-foot variance to the wetlands and a 2-foot variance in the front. There is some <br /> discussion on whether or not the proper plans have been approved with Conservation. <br /> The Board inquires whether or not conservation has approved this matter. Mr. Sl vinsl y <br /> says is has. There is also a discussion as to why the deck is not on the plans they are <br /> looking at. The Board wants the proper plans provided as well as confirmation from <br /> Conservation. The Board moves to grant the following: <br /> a 34 foot variance to the wetlands <br /> a 22 foot variance on Creat River Road <br /> conditioned on plans from Cape & Islands Engineering, Plan No. 102202., File No. <br /> 111 IIA, Septic File No. 72, dated October 22, 2002, most recently revised on 12/2/02 <br /> and conservation approval. The Board would also life up to date architectural drawings <br /> that include the deck. As of.tan. 14, 2003, new plans from Yarosh Associates, Inc., <br /> Project No. 1003, dated 11-02 on pages A-1 and A-2, and dated 10- 2 on pages -3 and <br /> -4 for the Jones Residence, 28 Creat River Road, Mashpee, MA. Findings for the <br /> Variance include 1, 21 3 and 1-4. Findings for the Special Permit include 1-12. <br /> Ral h J. and Susan R. Cool: Request a Special Permit under Section 174-17 of the <br /> Zoning By-laws in order to expand an existing dwelling with a proposed 22' x 2.2' garage <br /> on property located in an -3 zoning district at 8 Annawon Road lap 65 Parcel38A) <br /> Mashpee, MA. <br /> Al <br /> Ral h J. and Susan R.
