Mr. Hanlon <br /> states the direct abutters are "excited" about the pool and tells the Board it is just a small <br /> pool for his small children. The required fence will be put on the lot line and then put <br /> over into Mr. Hanlon's property by 6 inches or so. The pool will also increase lot <br /> coverage by 2.7%. The Board does not feel a pool should be included in lot coverage but <br /> Mr. wheeler states that it is a structure and therefore must be included. After some <br /> discussion, the Board moves to grant a 4-foot variance and 2.7% lot coverage to the <br /> Hanlons. The Board discusses where the property is on Redbrook <br /> Road and the fact that the existing dwelling was built in 1945 and pre-dates zoning <br /> requirements. A new septic system 'ill be an added plus for the property. The board <br /> moves to grant the Special Permit and a variance for 3.3 feet and for 15,487 square feet. <br /> All agree. So moved. Criteria for the Special Permit include 1-12 and for the Variance <br /> include 2, 3, and 4.
