i
ti
y. Variance uest: 331 Cotuit Road
Mr. Harrington began by stating that this was a proposal for a one-
bedroom home for Cotult Road. The variances are listed on the plan. This
was an area that was all originally approved with 1001 to we]1s rather than
the 1501. It is a vacant lot with new construction in an older area. This
property will be connected to town water. There are some properties on
town water to the north. The well that was installed to the east had to be
moved for 34 Forest toad. There is no town water on Forest Road. They
are as far away as possible for that. A deed restriction will b required
because the leaching is provided for less than three-bedrooms.
Mr. Ball made a motion to approve the following variances. The first
variance is from house number 34 well to SAS of 4". The second variance
is from house number 34 well to reserve of 401. The third variance is from
house number 325 well to SAS of 451 and a fourth variance from horse
number 325 well to reserve of 371.
Mr. Santos asked if abutter notification was necessary in this "natter.
F
Mr. Harrington asked if this pertained to the less than 1501 regulation. No,
only if It is less than the state requirement, which is 100'.
IwAr.
Ball asked if this wasn't necessary for new construction. He thought it
was a policy to notify abutters if there was a possibility of affecting other
- peoples" wells.
Mr. Harrington responded that they haven't done that for wells. If it were
less than 1001 they would notify the abutters.
Mr. Ball didn't think they had granted down to less than 1001. He had
forgotten how that policy was writteno
IVIS. Warden stated that if was a pre-established zoning for an old
subdi ision.
Ms. Grady seconded Mr. Ball's original motion, Motion passed.
DISCUSSION:
A.
