t <br /> December 29, 2008 <br /> RE: 108 Fells Pond Road, Mashpee, MA <br /> FOR THE RECORD: <br /> Firefighter Joel Clifford reported to the Building Inspector the number of <br /> bedrooms exceeded those approved when the building permit was issued. <br /> On this date, Assistant Building Inspector, Charles Maintanis, and I conducted a <br /> site visit at the above stated address. The site visit was scheduled with Mr. Jason , Real <br /> Estate Broker. <br /> We conducted the site visit to visually inspect the number of bedrooms in the <br /> dwelling greater than 70 square feet. The dwelling is located in a Zone II and restricted <br /> to 3 bedrooms. <br /> I relay the following information: The dwelling consists of two levels. The main <br /> level has one master bedroom (greater than 70 square feet), dining area, kitchen and <br /> living room area. The second level consists of four bedrooms all greater than 70 square <br /> feet. The total number of bedrooms, meeting Title V definitions, is five. During the <br /> inspection Mr. Maintanis observed a small section of molding, on each side of the <br /> entranceway to the small study on the second level, had been installed creating a normal <br /> entranceway. He stated during his final inspection the entranceway was 6' wide., I:then <br /> observed the paint on either side of the entranceway to be of a different tone than <br /> remainder of the hallway. The entranceway was originally approved as a 6' wide cased <br /> opening, it was now a normal size entranceway (approx. 3'), the room above the garage `j' <br /> which was originally approved as unheated space, had been retrofitted with electric heat. <br /> During our conversation Mr. Stone contacted the owner of the Property <br /> (Salvatore). Mr. Salvatore questioned what it would take to meet the Building <br /> Department and Board of Health's requirements. I informed Mr. Salvatore, per Title V <br /> requirements, two bedrooms must have a 6' wide cased opening. He then questioned <br /> what he would have to do to the room above the garage to meet Board of Health <br /> requirements. I explained to Mr. Salvatore two bedrooms must have a 6' wide cased <br /> opening. He then questioned whether he could remove the electric heat from the room <br /> above the garage. I relayed I would not support his removing the electric heat in the <br /> room above the garage as it could easily be reinstalled. I recommended he consult with <br /> our Health Agent Glen Harrington. Mr. Stone agreed.
