Board of Appeals Minutes—October 28, 1998 4 <br /> Mr. Regan clarified that the front left corner of the garage meets the fifteen-foot setback <br /> requirements and that only a minute portion of the back corner needs relief of 4.1 feet <br /> from the setback requirements. He also said that lot coverage, including the garage, is <br /> still small. Mr. Govoni said the Board could condition granting the Variance, subject to <br /> screening that would be acceptable to the abutters. He suggested that, although the Board <br /> feels the project is reasonable, the application be continued until the owner and the <br /> abutter in opposition could agree on a specific type of screening. On discovering that the <br /> Board would have to continue the application until December, they suggested to come to <br /> some sort of agreement at this hearing. <br /> Mr. Nelson moved to grant the Variance of 4,1 feet with the following conditions: <br /> I. an agreement for an evergreen screening to be arrived at between the <br /> petitioner and the abutters,the Connolly's <br /> 2. the screening will be a minimum of five feet in height and four feet on center. <br /> 3. the screening will be planted from the front to the back of the house. <br /> 4. criteria 1 —4, findings 1, <br /> 5. topography of the lot, only house in neighborhood without a garage. <br /> 6, it will benefit the neighborhood. <br /> Mr. Regan seconded. Doyle and Associates represented the applicant stating that <br /> the proposal is to demolish an existing dwelling in disrepair on the lot and construct a <br /> three-bedroom home. Lots 39 and 40 have been combined and are now Lot 40. No other comments were <br /> r received from abutters. <br /> Mr. Nelson moved to grant the Special Permit, stating that the removal of the old <br /> i <br /> dwelling will be beneficial to the neighborhood and the construction of the three- <br /> bedroom home does not require relief from any of the zoning by-laws.
