Board of Appeals Minutes - February 11, 1998 <br /> 2. <br /> Ms. Hawver moved to grant the Variance in lot coverage to allow for 25.4%. Mr. Govoni <br /> seconded. All agreed. Ms. Hawver said the proposed changes are an improvement in <br /> environmental conditions and meet the FEMA requirements. <br /> Mr. Makunas moved to grant the Special Permit. He found that the proposed addition <br /> conforms to the setback requirements and has adequate parking. He said the structure will <br /> not be more detrimental to the neighborhood. Ms. Hawver seconded, All agreed. <br /> Half Tide Marina Inc, -Requests a Special Permit under Section 174-25.G.9 of the <br /> Zoning;By-laws for open lot storage of boats in an I-1 zoning district on property located <br /> at 103 Industrial Drive(Map 88, Block 28)Mashpee, MA, (Owner of record: Mashpee <br /> Industrial Park Realty Trust, Paul DeRuyter, Trustee). <br /> Members sitting: E. Govoni, J, Regan, C. Hawver <br /> Bob Scozzari of Half Tide Marina stated that he had received an earlier permit for another <br /> lot and that the Mashpee Industrial Park had appealed. He said they now are planning to <br /> move to another lot at the back of the park known as Lot 27 (Map 88, Block 28). The <br /> proposed lot would be removed from the Cape Cod Commission agreement with the park <br /> and the previous lot would be included. He said they had discussed the plans with all of <br /> the abutters. He said boat storage would be confined to boats built ater 1986 and all boats <br /> would be covered and the site would be inspected regularly for leaks. New plans were <br /> reviewed which showed a 75' buffer between the residential and commercial areas. He <br /> said they would be coming to Design Review with a landscape plan, Mr. Govoni said it <br /> would also be necessary to post a landscape bond, He read a letter from Attorney Butler <br /> stating that the Cape Cod Commission has approved the transfer of lots. <br /> Mr, Govoni moved to grant the Special Permit with the conditions the same as in '96, <br /> including the procedures for the winter storage of boats and the condition that no wood <br /> boats be stored and the lot to be fenced and that Design Review approved plans and post <br /> bond in an amount to be determined, Permit referenced by plans of Wm. Warwick dated <br /> 12117197, Mr. Govoni also said the Board would require the Decision from the Cape Cod <br /> Commission. <br /> Civ M. Locar for TR. -Requests a Variance from Section 174-31 of the Zoning By-laws <br /> for permission to vary the front and side setback requirements to allow a front setback of <br /> 24.1 feet and a side setback of 9,01 feet on the north side on property located in an R-3 <br /> zoning district at 51 Waterline Drive South(Map 120, Block 145)Mashpee,MA. <br /> Members sitting: E. Govoni, J. Regan, C, Hawver <br /> Engineer Michael Grotzke reviewed plans of the lot and stated that they have maintained a <br /> 50' setback from wetlands but require a front and side setback variance due to the <br /> topography of the lot. Mr. Govoni read three letters from abutters opposed to the <br /> application and one in favor. <br />
