Board of Appeals Minutes - December 9, 1992 2 . <br /> Richard P . and Julia A. Brame - Request a Special Permit under <br /> Section 174-25 . I . 9 of the Zoning By-laws for an existing <br /> platform, ramp and floats in an R-3 zoning district on <br /> property located at 256 Monomoseoy Road (Map 120, Block 56 ) <br /> Mashpee , MA. <br /> Members sitting: J . Friel , M. Makunas , C . Hawver <br /> Engineer John Slavinsky represented the applicants and <br /> explained that the owners were going through the process of <br /> licensing an existing dock and Conservation had approved it . <br /> No changes or improvements are planned. <br /> Ms . Hawver moved to grant the Special Permit. Mr . Makunas <br /> seconded . All agreed. <br /> Jon and Nancy A. Knudson - Request a Special Permit under <br /> Section 174-17 of the Zoning By-laws for permission to expand <br /> a non-conforming dwelling in an R-3 zoning district on <br /> property located at 11 Ash St . (Map 77, Block 33 ) Mashpee, MA. <br /> Jon and Nancy A. Knudson - Request a Variance from Section <br /> 174-31 of the Zoning By-laws for permission to vary the <br /> setback requirements in an R-3 zoning district on property <br /> located at 11 Ash St. (Map 77 , Block 33 ) Mashpee, MA. <br /> Members sitting: J . Friel , M. Makunas, C. Hawver <br /> Jon Knudson and William Wool, builder, represented the <br /> applications . Mr . Knudson explained that he had an existing <br /> house and deck located 28 ' from an ancient way, Old Falmouth <br /> Road. He plans to build an addition to replace the existing <br /> deck 14 ' x 28 . 30 ' . The setback from the ancient way is 28 . 2 ' . <br /> He stated that Falmouth Road is not passable and that the <br /> surrounding lots have not been built on. Mr. Knudson said it <br /> would be difficult to meet conservation requirements on the <br /> surrounding land. <br /> Mr . Friel moved to grant the Special Permit to expand a <br /> non-conforming structure . Mr. Makunas seconded. All agreed. <br /> Mr . Friel moved to grant the Variance of 11 . 8 ' allowing a <br /> setback from Falmouth Road of 28 . 2 ' . Mr . Makunas seconded. <br /> All agreed. <br />
