The following action was taken, <br /> Special Town Meeting,WaiTant: <br /> Article#6: Community Preservation Committee—To fund $167,000 for the Habitat for Humanity <br /> Scattered Site Mashpee Community Housing project - HELD <br /> The article was previously placed on hold for additional clarification regarding the DeGrasse Road <br /> parcel and the Great Neck Road forth propefty. <br /> Warren Brodie of Habitat for Humanity was in attendance to further clarity questions relative to the <br /> DeGrasse road and Great Neck road properties proposed for affordable housing under M.G.L. <br /> Chapter 40B permitting. <br /> When asked why the developer did not adhere to the conditions imposed by the Planning Board to <br /> construct the affordable home on DeGrasse load as a part of the subdivision plan Mr. Brodie <br /> indicated the developer was required under the peeial hermit to donate a lot that would be <br /> constructed as affordable housing and deeded in perpetuity. If the project moves forward,the property <br /> would be deeded to Habitat with an affordable housing rider. <br /> Regarding the Great Neer load Forth parcel it was explained that CPQ, monies in the amount of <br /> $17,000 would be utilized to purchase the Great Neck road property on a lot determined unbulldable <br /> as it docs not conform to Mashpee zoning,, The sura of$17,000 was the maximum amount that <br /> Habitat is willing to purchase the property for. The project will not close unless a 40B permit is <br /> granted., The lot proposed to construct two affordable housing units in not part of any subdivision. <br /> The two homes are planned to be constructed with conforming Title V septic systems. There are no <br /> loading requirements. <br />
